    The LL is not welcome in the property...yes I hear that but you don't seem to understand that actually he owns it and instructs the agent to do the inspection on the property.

    If you complain to the agent or suggest that the LL is not welcome to attend....how do you think the LL will interpret that...its possible he'll issue you a section 21 to leave as you are obstructing in his eyes,him viewing the property that he owns.

    Be careful he does hold the trump cards!

    The landlord is just not welcome. If he moans when the grass isn’t cut well enough, when in fact it’s done every two weeks then how many other things he will moan about?



    So just tell them you refuse access (and change the locks)

    Which would more than likely be a breach of the tenancy agreement and result in a section 21.

    Treat the inspection in the way it should be treated - an opportunity for the tenant to point out to the landlord (or his agent) any issues that exist or repairs that need doing. eg


    * 'his' gardener is not doing a good enough job and needs chasing
    * the toilet flusher needs repair /replacement
    * any slipped tiles off the roof?
    * anything else?


    Inspections are not about LLs evaluating the tenant's lifestyle, they are about keeping the property in good shape.


    For the sake of diplomacy, offer the LL and agent tea when they arrive and (as it's me talking here) have some cake on hand as well........
  • We want to move anyway after the way this LL has acted. We will allow the agency.

    Apparently he his a bit worried after multiple previous issues with other tenants, which I can understand, but was he’s handled it is awful.

    I get it is his house, he can serve us notice if he wishes.
