Renting Rights Of Access?

Does anyone know the answer to what rights we have to deny the landlord access to the property?

We rent through an agency and we’re due an inspection, which we have no issue with, more than happy for the agency to do it.

However the landlord also wishes to attend which we are not happy with.

Since we moved in he has complained about the lawn now being cut enough, we use his own gardener who comes every two weeks and pay for weeding.

We had a flusher not work on the toilet, two plumbers the agency sent both said wear was the cause and landlord Wanted is to pay stating misuse.

We certainly don’t want someone that complains about everything entering the property but he’s insisting and pushing back at the agency on going.

Do we have the right to refuse him entry?

    Possibly, but are you wanting to leave at the first oppertunity?


    That's where it will end. You are probably better of with a sane landlord anyway.

    Your tenancy agreement is with the landlord, not the agency. It would be rather odd if it said his agents could get access but he couldn't. What does it say?

    Why are you still renting a property from a person you clearly don't get on with?

    I'm amazed that you are not looking to move elsewhere.

    What type of tenancy do you have and when is the earliest you could be released from the contract is the question that's floating round my head

    Our agreement is through the agency who act on the landlord behalf. We are allowing them any inspection they wish.

    But ultimately the LL owns the property and he has employed the agent to act on his behalf.

    You can cite the need for quiet enjoyment and the right to only allow access with the correct notifications given but you clearly have an overbearing LL and quite frankly once they are like that they will never change.

    Your agreement is (most likely) with the landlord.
    Who is named as the landlord on our tenancy agreement?

    Would say overall seems like an odd situation, what do you think the landlord will do that the (landlords) agent won’t?
  • It’s just so upsetting we’re doing the best we can and this landlord is immediately finding every reason to complain.

    Even when we reported the toilet fault the landlord replied before the plumber came saying it must be tenant misuse.

    Paying over £1100 a month to a landlord down our neck isn’t worth it.

    I get what you are saying but it changes nothing...he still owns the property and with the correct notifications to you does have the ability to join the agent at the inspection.

    Personally as a LL I wouldn't do that,but clearly he is perhaps of an overbearing nature and as I said previously you wont change the mindset of a person who is that way inclined.

    If you are unhappy paying rent to him,then look to move theres little else you can do ...

  • The landlord is just not welcome. If he moans when the grass isn’t cut well enough, when in fact it’s done every two weeks then how many other things he will moan about?

    Providing the correct notice has been given which it would appear has been then the landlord has every right to inspect the property. The fact that he has decided to do it at the same time as one of the periodic inspections does mean less disruption for yourself.
