    I think people do view houses which meet most but not all their criteria. So those saying they would prefer another town or that it is over their budget may be genuine viewers who are viewing on the basis that it ticks mosts but not quite all of their boxes, and they are looking with a view to seeing whether the benefits outwegh the downsides.

    I think people do look at propertis which are clsoe to or just above their budget on the basis that there may be room to haggle .

    Its frutrating but not unusual.

    When I was house hunting, this practice used to annoy the hell out of me. If you want £250k for it, then either list it at £250k, or price it at £255-260k so that way people will usually go in with a lower offer at £250k.

    To be wanting £15k on top of the asking price, unless you are living in a sh*t hot area where property sells within hours/days, then you are not being realistic.

    That was almost 8 months ago. A lot has changed since then. For all you know those people could have been panicked about Brexit happening/prices rising - whereas now it looks like it won't even go ahead so perhaps a lot of people are just waiting to see what happens to the market.

    I really like multi-agency. It feels like there is competition with each other to sell. Also, have a look at your estate agents listings and see how many of the same properties they have locally. We went with an agency who did not have any three beds on our estate - so everytime someone called - they were being pushed towards ours

    I'm not sure where your experience comes from, but the OP is in Scotland where the norm is to have "offers over" asking prices in the expectation that offers will be at least the asking price (especially where the Home Report valuation is significantly above the asking price). And from their description it appears to be a relatively "sh*t hot" area where you could reasonably expect a closing date to be set for sealed bids.

    Apologies, I missed the OP was in Scotland and that things are done differently over there. I was talking about England.

    What's the current asking/achieved discount to home buyer valuations on stuff that is selling.

    Your current asking gap is £20k with a £15k accept target

    I am in a similar position- my house is 5 years old and well presented (I’ve been to a million showhomes and we take a lot of effort with how the house is presented for viewings) also photos are good and there are lots of them. We are also not overlooked in our garden. We sold within 6 days, buyer pulled out on day of exchange as she didn’t want to pay the £10 service charge to cut the grass on the communal areas (don’t get me started) then went back onto market and had an offer after 13 days, turns out they couldn’t afford it. It’s been 6 weeks since we went back onto the market and we’ve only had 5 viewings. I don’t believe it is price related as we have had 4 offers in total that didn’t work out and all were around the asking price. We are trying to buy another new build and they are giving us time to sell but they did say that this time of year is the slowest for selling, everyone’s going on holiday etc. They say it should pick up in September. I hope it does as I’m starting to lose hope! Good luck.

    There are a lot of decent properties in this price bracket.

    Do some more recent research on SSTC to see what people are buying now.

    Is it on rightmove and other listing sites.
