Sale fell through - house builder unreasonable?

    Unfortunately house builders seem to have forgotten that buyers are actually their customers. Not sure many other industries would treat their customers as badly (snagging delays etc).
    As I used to write when working in Whitehall, "Your representations have been noted." (I soon left and found a real job!)

    Personal opinion counts as nothing. To make builders sit up and take notice, either the government must pass laws with teeth, or the consumer must take more responsibility and/or vote with their feet.

    I'm not holding my breath for the government.....

    What you might find OP, is that the builder cannot explicitly give you longer because of precedent and contracts and everyone else that would want the same, BUT the slowish moving admin wheels may mean you get the extra week or two by default.

    Offer to keep them posted with any developments and ask them to do the same for you.

    I wouldn't give up until they actually kick you off.

    I totally get it and I know it is emotional. You are a dependent buyer and cannot buy without selling, but you don't currently have a buyer. It gets really slow during August and like it or not, they don't like tying up development plots. Commissions are only paid when you complete so everyone wants the plot sold.

    If I were you I would be going back to the developer with a plan on what you are doing to sell quickly. Go multi-agency, have an open day, really push hard to find a buyer....

    The problem with this time of year not so many are looking at selling much of anything.

    Break up of schools and most are looking forward to or not depending on if you have children to entertain ,holidays etc.

    In my experience things won't pick up until September time so the buying pool is a little msmaller than usual

    UPDATE: They have now, after a few days, agreed to extend the reservation for a week for me to try and find a new buyer.

    Good news! And even once that time is up - presumably they'll remarket but if you sell before they find a new buyer you can still buy with your existing reservation fee (i.e. you wouldn't have to start over and pay again)... How quickly are the new-builds actually selling?

    Not at all (though I probably wouldn't for other reasons, but there are other ways of accomplishing this without taking a flyer like you've done. Sell and go into rented, bridging loan, just have the cash anyway, negotiate a less onerous contract.

    I do feel it stinks when there is no flexibility for the buyer if their house sale falls through but a new build can be 4 months late and you just have to suck it up. Sadly it won't change
    An answer isn't spam just because you don't like it......
