  • You bought off plan so should be able to sell on straight away for a profit.The house price will go up with the development completed whether or not there is social housing in there.
    Asking for details of the mix of social and private housing on a new build is not really a clear indication as to how well your neighbours will behave anyway.Most of the private sales could be to private sector landlords intending on renting out the homes to people on benefits.

    "Set out the range of circumstances in which affordable housing will be required. The national indicative minimum site size threshold is 15 dwellings. However, Local Planning Authorities can set lower minimum thresholds, where viable and practicable, including in rural areas."

    why pay 5% that usally comes at exchange normal reservation fee is between £99 for ftbrs and upto £1k for others so you must have been asked for a lot up front. i would imagine that you were shown plans of the development and ran through a reservation pre check list with the agent/ THIS COVERS ALL PLANS KITCHEN LAYOUT LANDSCAPING ROADS ETC/social housing and where they are positioned.
    MAYBE THE DEVELOPER SOLD THE REMAINING PLOTS TO SOCIAL HOUSING WHAT ABOUT THESE INVESTMENT CLUB PURCHASES WHICH RENT OUT TO ALL AND SUNDRY YOU MAYBE FEARING THE WORSE, MAY NOT BE AS BAD AS YOU IMAGINE COULD INDEED BE KEY WORKERS.
    ask the question on site arrange to meet the sales manager under the property mis discription act if social housing is on the plan and now a days it will be, you should have been shown the layout etc.

    You have my every sympathy with being in this situation.

    I would consult your solicitor about a potential "breach of contract" between you and the developer. You asked a specific question regarding the allocation of the properties and this was fundamental in your decision upon whether to purchase.

    Evidence exists to suggest values WILL be affected by living near these HA properties. I know some MSE readers will find these comments uncomfortable reading but, the right to buy under Thatcher's government condemed future generations of law-abiding good people to live near pondlife. Yes - there are good HA tenants, but on the whole 99% are reality TV-watching inbreds, who waste their lives appearing on the Jeremy Kyle show in a futile attempt to find out which loser is their child's father.

  • We recently moved out of a new build house. We were one of 2 HA houses on our road, the rest were private and the trouble came from one house which was privately owned NOT HA houses. Not all people who live in HA houses are scum, and i find the generalising pretty sad!
  • With their values plummeting and investors likely to desert, thousands of new build 'apartments' scattered throughout our city centres will become social housing. Very unfortunate for private home-buyers, but withmuch social housing stock having been sold off through RTB, unwanted new build apartments will provide an opportunity for local authorities to re-supply.

    I just did a little "sold prices" research on Rightmove to see if above was correct...........................
    My SIL's estate is 5 mins from another friend so am v. familiar with area and types of houses etc;
    Both are 3 beds though my friends house is a Deco style semi with bigger back gdn. Living space pretty comparable.
    Both have same school catchment.

    Houses next to HA Cul de Sac sold £185 - £240 ( 6 sold)
    Houses on private st 5 min walk away; sold £281 - £312. ( 14 sold).

    Didn't realise you had already paid deposit.........how much did HA pay per house?? Perhaps they may match it.

    NO-ONE has said that HA tenants are "scum"......just a minority (who can also be in privaate too).
