I just received a quote from Purple Bricks Conveyance, wow they have a very competitive price!
I read about few recommendations on this forum and this afternoon i will contact Martin Tolhurst and Glazer Delmar which both offered great services to people in this forum.
When should I progress with the Mortgage? I have my Decision in Principle already4 -

Martin Tolhurst charges £2099 (considering it's £35 for each bank transaction it may be slightly higher in the end).
Purple Bricks conveyancing (which is the EA's suggestion) it's £1700.
I'm waiting for the 3rd option now...0 -

Remember it is your vendor estate agent, not yours!
As is often said on here, the only one with your back is YOUR solicitor.
I certainly do not recommend using one linked to the vendor's sale, nor do I recommend using PB who really don't have the best reputation.2024 wins: *must start comping again!*1 -

True, turn down all the 'services' they offer - conveyancing, mortgage advisor etc.
Do you have any conveyancers near you? That are also well reviewed? I've used a local firm in the past and the experience was much better than an online one. Perhaps it won't be the same in this climate but I had physical appointments there to provide documents, sign forms - much quicker to get answers to questions you may have.1 -
Yes I think I've found a good one - I won't be using the EA suggestion.
