    100k price drop! Even at 350k, looking at the outside photos it is hard not to feel a twinge of sadness that people ever bought into this nonsense.....

    The last one in the block sold for £350k so seems like kite flying...... Have you given up on the debate forum? You only seem to post in the buying and selling forum, judging from your post history every house is overpriced, smacks of desperation Crashy. Hope you're doing well in the bedsit.:)

    I'm a bit confused now, as the vendor was messaging me every day last week inviting me to make an offer (as she is buying a new property) and now after almost a week, I haven't heard anything from her.

    In the meantime, I saw this nicely located studio in close proximity to King's Cross.

    It doesn't seems anything special but I really like the location - 33sqm which is slightly bigger then the one I omade an offer for...and with a separate kitchen. The problem is the 56 years lease I may call tomorrow to ask what's that "there is an agreement in place for the cost of the lease extension"

    How much would roughly cost to extend a lease? 10k? 20k?

    This one certainly looks much more appealing, personally. With the added bonus of, were you to purchase it with a new long lease it'll be easier to sell on - with the new builds in Battersea by the time you want to sell then the length left on the lease might be entering the point to make prospective buyers hesitant.

    You can work out an estimate for extending the lease at the below link. At the amount it will likely cost, then unless the vendor is going to pay for it or the freeholder will extend it for much less than the going rate, i think they should be asking for a lot less than the £325k listing price.

    It's definitely worth contacting the EA to find out the exact situation with the "agreement in place".

    Desperation is trying to sell a 400k high rise kitchen with a bed on the worktop, and knowing it is never ever going to shift, not at that price anyway. The debate forum isn`t really a "debate" forum, as you know, but even there reality is staring to seep through the HPI Forever curtains, really funny to watch actually.........
  • The EA stated they had a problem with their directory and basically they upoaded a bunch of properties already sold on Rightmove - what the heck! So basically that last studio flat is not available...

    That one has already had 25k knocked off the price.
  • Just flagging a really bad experience with https://www.doorsteps.co.uk

    I called today (after a week) to follow up my offer I made on Tuesday to find out the flat now has been sold. Apparently, the seller has never received my offer (which she personally told me she was happy with it) and I have never been notified if actually someone made a higher offer (which I doubt it happened). They were rambling on the phone without finding an explanation to what could have gone wrong, in the end they said somebody will call me to follow up. What a massive waste of time.

    Nearly giving up on this trying to buy a property.
