    The 18k comes from:

    £425,000 house value minus £212,000 mortgage to clear = £213,000 left


    From the £213,000 left I get my £164,000 deposit that I put in (I had a flat that I purchased before we met that I sold to buy the house)


    He gets back the £6,000 deposit that he put in


    This leaves £43,000 which is spilt 70% to me and 30% to him


    30% is £12,900 so that plus £6,000 is £18,900


    This doesn't include any estate agents or solicitor fees so actually he'll be left with less than £18k

    You deed was gone over in 2018 and the conclusion then it needed fixing did that ever happen.

    then you had a mix of get your money back and shares that were not documented that well.

    I don't think I've taken a career hit

    I was asking wrt pensions, but it may not be relevant in your case.

    You need to either see a solicitor wrt divorce or go to mediation if the relationship is good enough.

    He cannot expect money back immediately when its tied up in a property and the child’s home will be a priority.

    just realised this was before you got married, if you were having doubts then...

    I asked my solicitor about changing the trust deed and she said there was no need, she even sent me a letter detailing what we would both be owed from the house

    Husband has announced he doesn't love me (after 13 months of marriage) and "we'll have to sell the house"

    Did that come out of nowhere or has your relationship been on the rocks for a while now? I ask just in case there is a chance of reconciliation to avoid the whole divorce/house selling route.

    Not sure if you can remove someone's name from the mortgage if we're in a fixed rate? Its with Nationwide

    When did you buy the house and how long is your fixed rate for?

    Have similar properties in your area risen in price since you've bought it?

    Would he be willing to entertain living separate lives in separate bedrooms until the end of your fixed period so you don’t end up paying any ERC?

    We purchased the house in 2016 on a 2 year fixed rate with Halifax

    Then in 2018 we went for a 5 year fixed rate with Nationwide, so the fix is up in 2023.
    That's why I'm saying to him we'd be mad to sell now

    I know I cant chuck him out if he's paying half the mortgage so if he wants to move into the box room then guess I cant do much

    We paid £400,000 for ours, just had a look on Rightmove and the nearest house like ours (3 bed semi) is up for £475,000 and its got Sold STC on it. Although their garden is bigger and they've had a new driveway which ours desperately needs
