    Can you first let me know how you came to the conclusion that part of my post was aimed only at you?


    And excuse my phrasing, people don't need to specify that they're sick of hearing it when they instead use terminology like 'people crying wolf over mental health' or saying 'snowflakes' repetitively throughout their posts in order to belittle/patronise the OP or anyone who can see where the OP is coming from.

    So, may not be everyone's definition of emergency, but clearly it is many insurance providers.

    Yes it says home emergency yet there is no timescale for solving the emergency.

  • I realise now that I didn’t really understand how the contract worked and that if the estate agent really is just the ‘middle man’, if I just wanted money I should have accepted the compensation from the landlord then left him to try and wrestle it from the estate agent if he chose to do so. But that didn’t seem right to me at the time when the delays were caused by the letting agent and their choice of contractor, not the landlord personally. Perhaps, in legal/contractual terms that’s not how this works.

    The reason I blame the letting agency is because they are responsible for the property management. They gave me wrong contact details, never answered their phones and even made claimed that I had ‘intermittent’ hot water during this time, which is just untrue. Also on several occasions I asked if they could use a different contractor but they always evaded this question and used the same people despite my reservations.

    In regard to the comments here about mental health, I never claimed that this issue alone was the cause of any problem, but it added a significant amount of stress to existing problems. Not only the frustration of a lack of communication and compassion but also the feeling of helplessness you have as a tenant, trapped by a tenancy contract and at the mercy of people who are clearly just trying to protect their own interests, offering nothing but excuses and lies.

    As far as compensation culture is concerned I’m not just out to try and get as much money as possible. The reason I refused the £150 was not because I wanted more but because I genuinely did not believe that it was coming from the right person. Having been messed around for so long by the letting agency I thought that they were trying to pass the blame onto the wrong person and avoid responsibility themselves. I realise now that, legally if not morally, that was perhaps wrong? That doesn’t seem right to me but I don’t really know what to think right now.

    Anyway, thanks for your replies. I’m surprised at how varied they are but it has given me some perspective. I will wait and see what the outcome of the complaint it but if they offer me nothing I will just accept that and move on.

    That's what the word 'agent' means. You can't think of them as 2 separate entities, the agent is just a spokesperson for the LL who all legal responsibilities lie with.
