David Wilson Homes Part Exchange

Hi all

Our home is currently on the market and we have had our chain collapse. We are getting slightly frustrated.

We are now looking to purchase a new build that is already ready to move into with David Wilson Homes. They are offering part exchange on the plot. I completely understand that part exchange is not ideal - which is another story. However, I think it could work for us. The two main terms and conditions that is written on the DWH site is that our current home cannot be worth more than 70% of the new build, which I think will be just about ok. However, they also state that they will not pay more than £300k for the house. My house is marketed at £350k, and would be looking to achieve around £315 - £325 in reality. Does anyone have any experience of DWH/Barratt offering slightly more than £300k for a part exchange house? Is it worth pursuing? Many thanks

  • It’s worth haggling. My sister part exchanged on a DWH property and was in a similar situation in that DWH’s offer was about £10k less than she was looking for. She went back to them and they wouldn’t increase the offer but they did knock £10k off the price of their house so she ended up in the same position at the end of it. Apparently they have different budgets/pots of money available to them so they might be able to do something for you.

    I will add the caveat that the house my sister bought was one which came back on the market after the initial purchaser pulled out after exchange and they were desperate to shift it before the end of the quarter so perhaps she got lucky with leverage but it’s definitely possible.
