A lot of people (me included) are going to be highly suspicious of you selling up quickly. Especially as your reasoning doesnt make any logical sense so even if its legitimate (which I dont doubt although it doesnt make sense to me) people will assume there is something else going on).
Sell now for a big loss. Or wait a while and put up with some empty corners or a room you dont use.
I dont really understand how selling for a loss, with 2 x moving costs is cheaper than paying the higher mortgage costs (which your bank have assessed as being affordable for you). Assuming it is safe to live in dont bother with redecorating if you cant afford it without your mother in laws cash. Leave it a bit tatty and move on in 6-24 months.

It is amazing how quickly you grow into a big house! We bought one double the size of our last one then twins came along!
New builds are shoe boxes - big rooms are so much better for kids!

You are bonkers! You are willing to drop 40k on a house as it's too big when you are planning a family. You must have money to throw away if that is the case.
Very few mortgage companies will lend for your buyer on this property. Everyone will wonder what the hell is wrong with it as no one in their right mind will believe that it's too big for you. You may get a cash buyer but you may not and with the turmoil of Brexit it may not be the best time to leave it languishing on the market.
Personally you are better keeping it for a year or two, doing some work to it and then selling it if it's still to big. I think you may surprise yourselves and realise that its perfect.0 -
I'm buying at the moment, and wouldn't entertain a house that had been owner for a very short time. I'd be too worried there was something in the background I didn't know about, and I wouldn't trust any estate agent or vendor who tried to tell me no shenanigans were underway. All the surveys and searched in the world wouldn't reassure me, because my imagine would come up with all the reasons why one might want to get out of a house so quickly that one didn't mind the loss of cash (also more stamp duty? More solicitor costs? More removal van costs, etc!) ... so much money to throw away. I've had to save so hard just to "throw it away" once!0

If it ain't subsidence or the like, it's neighbours from hell or something equally expensive/unfixable. That's what I'd be thinking and, while I might view it out of curiosity with a builder in tow, I would be very cautious and view at many different times of day and night on several different dates. There is more to this than the OP is letting on.0

Was your MIL contributing a lot more than just the decorating costs?
I'm sorry but I'm struggling with this one a bit too...I just see it as you've jumped up two rungs on the housing ladder rather than one and in a few years time you'll end up regretting selling this place because this type of property will be the house move after the new build....

Folks, there is nothing wrong with the house I have stated my reasons I’m not hiding anything. The neighbours are lovely on both sides and at the back.
I’m not trying to convince you to buy my house, I was looking for advice. We had a viewer round twice it would be ideal for her, it’s just not for us. We are genuinely selling because of what I said. We don’t have much furniture and wouldn’t be able to afford buying some to fill the rooms up.
I understand people would be asking questions, the house isn’t what we want it was more something that would have fitted with having MIL living here too.
We want to move to a house with less running costs so starting a family can be a reality, when we worked our budgets out there were extra finances there.0
