    Going smaller is for when you want shrink your family(deter guest), not with plans to grow a family.

    Shut a room off/junk room/office/hobby and once kids arrive playroom.

    If really not suitable why not enhance it for a target market and not compromise on price to move quick.

    If sticking with 3 bedrooms what else is too big?

    A 3 bed is only just big enough for me on my own.

    Folks the rooms are huge with this house and we want something smaller.

    We have been looking at a new build which is ideal for us and more affordable.

    We simply want a smaller 3 bed house, there is nothing untoward here. We are set on moving, I am looking for practical help not people assuming there is serious issues with the house.

    Selling this quickly will make any buyers suspicious about what the problem is. I would wait a bit so you at least aren't also struggling with the 6 month issue. Might also give you a chance to do some modernisation or otherwise improving its marketability as best you can.

    I think the point people are trying to make is that your potential buyers are likely to be making the same assumptions because it is such a quick turnaround and it will raise alarm bells, whether justified or not.

    So you might want to consider explanations other/as well as "too big" that would reassure them.
    All shall be well, and all shall be well, and all manner of things shall be well.

    Sounds as though you’ve made your mind up. Not sure why you’ve posted on here - the question is really on your buyers and how easy or difficult it will be for them to get a mortgage.
    You’re likely going to be in the house until Xmas.

    When my husband and I bought our first house it was a 3-bed average sized home. We bought it with the view to start a family and live in it until our future kids had moved out.

    Fast forward 4 years and having an 18month old and we realised it wasn't big enough.

    We are now in a 4 bed with good sized rooms and now have two kids. The house is rammed and at times we joke that it still isn't big enough. Before you have kids you don't realise just how much space they take up!

    Personally I think it is bonkers to move to a smaller house and lose money in the process, unless money is no problem.

    You won’t be complaining about the room sizes when you’ve got a couple of kids!

    How much is the difference really going to be between 2 three bed houses, even if one has a bit more square footage.

    I agree with the suggestion to get a lodger in. Give them 2 of the bedrooms, one for bed and one for living room and you’ll barely see hem but the money can pay for your bills and decorating.

    It’d be madness to move.

    The reason I posted on here was to find if others had been in the same situation and which mortgage lenders would be ok with less than 6 months ownership

    Is it because you budgeted x amount for improvements/modernisation and now can't afford that due to MIL not moving in so you want to move into a smaller already decorated/modern home?


    I can understand that but think you will regret it in a few years. Take 6 months to think about it, it will be easier to sell after 6 months if you still feel that way then.
