As others have said, you can write anything you like alongside the AST...
..or presumably, as I guess you have set a rent which you are happy with and gives you enough income to cover all your costs, inclusive of the heating and service charge, don't bother; the tenant won't care. I assume that if they were to fire up an electric heater they'd be liable, so this seems a non issue.
Pets ditto; my tenant asked if they could keep a dog, and I just said "OK". They knew I wouldn't evict 'em fro kindness to animals, but I didn't bother changing the Agreement.
And in future, do you really need Openrent? OK they seem cheaper than the agents I've used to use to find a tenant, but in the past I've done my own reference-checking; Bank, Employer and a Previous Landlord (which to my mind are, if anything, more important than Credit Refs).
And you can write your own AST- there's a model on the gov.uk website?0 -

For the sake of an hours work a set of photos and some clear descriptions of the condition.
Even people you trust wholeheartedly can accidentally damage something for which you will end up picking up the bill.

If I may just throw this open...how many other LL's don't bother with an inventory and also allow 2 dogs????? or even any pet...no pet?in S 38 T 2 F 50

It's hard for us to know given that we don't know/where how you're planning to incorporate additional clauses. You'll get an idea from the way the rest of the agreement is phrased. Given that the clause is for the tenant's benefit, you could just leave it to them to query/insert something if they think it's necessary.I'm not asking them to. I am paying that. I just want to know if there is any special way of writing it up or is a simple "Tenant does not need to pay for gas as this is covered by service charge paid by Landlord." okay.
My question really has been how to write a clause. Is it simple English or do I need to start it in a certain way that gives it precedence over the main body of the AST. i saw one that started "Notwithstanding..." then went on and on! Is that necessary?
Or you could use an agent who's prepared to do this sort of thing for you.0 -

Makes no difference who rents the property,a diligent LL should always complete an inventory.

You are cutting corners and acting like an amateur.
Yes,this is a moneysaving site, but choosing the cheapest option for things (whether a product or service) is not always the most 'moneysaving' approach to take.
In this case you are running a (high risk) busines.
* use a tenancy agreement that is fit for purpose. Not a generic one that does not meet your needs.
* pay an inventory clerk to do an inventory.
What other corners are you cutting? I don't ask that to be derogatory but out of concern. Who is providing the gov leaflet? the EPC? undertaking the right to rent checks? You or Open rent? If OR, do you get proper visibility so you can check?

I personally think Open Rent have a brilliant business model and to use a high street agent in my eyes these days would be wasteful. A landlord likes to make money and using Open Rent is not cutting a corner; it is moving with the times.
I asked a question about inventories on here and it was not answered. All I received was condemnation!
Being clever about things does not mean cutting corners. Okay some may not agree that I do not wish for an Inventory, but I am okay about it! But I admire your concern!
The EPC is valid; The Prescribed Information is handled through Open Rent as is a host of other things, all in their sign up fee; the AST is fit for purpose, I just needed advice on clauses, which I have now added; I'm quite convinced the MP has a right to rent - if he has the right to be in Parliament and I can be sure that is him, I think I'd be forgiven for not doing that check, knowing he is not here illegally.
With regards to Right To Rent anyway, I guess the following would be applicable:

How do you know they can afford the rent? How do you know they won't trash the place?
How come you are not fazed by all of this yet you are concerned about the two dogs which can be rectified with written consent?
