Waiting now for Vendor to find house after her side of chain broke down

Well folks

What a few months we have had.

Dont want to bore you all with a massive timeline situation but in summary

- In March we sold our house to a guy who was exceptionally keen.
- In March we had an offer accepted on a house we loved also.
- 2 weeks later the lady we were buying off found a property she wanted and had offer accepted with no chain further up from her.
- about 7 weeks later when all searhces were done and not far from exchanging - our buyer pulled out
- we sold again with 3 days and everyone was happy with that to keep things as they were.
- then the new buyer pulled out as he couldnt be bothered to show his wife the house first and when she came over just to see the house a week later and decided it was too small.
- at this point our vendor was under pressure from the people she was buying from and so they put their properties back on the market.
- the property she was moving to got resold within 2 days for 20k more than what she had originally agreed, so she lost the house.
- we sold ours again this weekend from a reliable serious person and so our sale was reagreed with the house we are moving to.
- but now she has no house and is back at the start looking for a property to buy.
- she wont go in to rented as she has a dog.
- so if she now finds somewhere in the next few weeks they may have a further chain,, so this whole proccess is going to go on and on again and take a very long time.

where do we stand with this?

I feel sorry for her losing the house she wanted of course.

the house we have bought from her has a very small garden so it wasnt the most in demand property but it really is the one we want and has our names all over it.
i dont want to !!!! her off at all but is there any timescales on her getting somewhere else tied up, and if she doesnt that she has to rent maybe?
Anyone been in a similar situation or have any advice on it???

Dont want to annoy the Estate agent or our vendor but could really do with seeing what the craic is as to where we stand and how we can if any way at all speed it up?

    Why do you think you have a right to complain when your buyer pulled out first and delayed the entire chain. It could be argued this was your fault
    An answer isn't spam just because you don't like it......

    Totally agree.

    I appreciate i dont really have huge grounds to be calling the shots but i just wondered if there does be any timelimits to the proccess when these things happen

    No time limits at all.. She may take a few more weeks to find somewhere and her vendor pulls out ... Sadly it's the way it is sometimes.

    Some can go through even with long chains and some can drag on and on with no chain ..Luck of the draw

    You could suggest to her that she could break the chain and go into rented (or temporary accomodation like a holiday caravan like a relative of ours did), she could agree to this or say no. She could agree then change her mind. You could set yourself a time limit, that if she won't break the chain and hasn't found somewhere within ?? Weeks you will start looking elsewhere. Either way I would not be paying out for surveys/searches until you know what is happening.

    yes i think this is a good angle. give her a little bit of time etc to be fair. then maybe set out a timescale.

    we already have all our survey search results completed for the purchase of her property

    Keep looking at other houses.
    Consider going into rental yourself.
    Tell her if she goes into rental you'll look after her dog :D

    Why do you think that your vendor should go into rental? Rather than going into rental yourselves?

    Yes, the obvious option here is for you to break the chain (you're the one with the issue with the chain, and you caused it to break down in the first place).


    Sell yours, move to rented (easier for you without a pet!) and then wait for her to be ready to sell her house.


    Otherwise, you just wait and risk losing your buyers.

    Agree with you here yes...
    We have already asked our in laws that if it comes to it can we move in with them and they are fine with this so this is always an option when our buyer completes all their paper work legal work etc.

    So we may well move in with in laws in 6 or 7 weeks time while we wait.

    I just not sure how long we might have to wait for if that makes sense.

    Been in pretty much the same boat with a re-linked chain (several times) and sad to say that after months (and months, and months...) it all fell apart as the vendors decided to stay put.


    No point in saying you're walking as you've got nowhere else to buy. Keep looking, and maybe let the EA know that you can't hang on indefinitely so will be checking out the market. They may then say 'your offer's on the table then, but we'll remarket in the hope of getting a chain free buyer in the meantime'.


    It can be a long painful process :(
