Vendor pulled third viewing because offer accepted

    Would have been a bit difficult for me to offer after one viewing as I had no offer in place on my property.

    Most people don't. You make them aware of that point.


    Giving no offer shows you are unwilling and likely to be a pain.


    If you want it offer on vists one. If you don't you will be seen as a waister.

    Also worth adding.... We offered on our current house on the first viewing. We knew the area and decided that was where we definitely wanted to live, and that this house was ideal.

    Given the popularity of the area, we knew there would be a queue of people viewing. So we offered the asking price, showed the EA that we were able to hit the ground running, and asked the vendor to cancel all subsequent viewings and remove from market.

    They agreed to this and immediately took the house off the market. We viewed at 6pm - the house was off the market (SSTC) by 7pm.

    Lesson being, if someone is keen, offers the right price, and can move quickly, they often have a lot of leverage.

    Why? You are messing them around, someone else stepped in first, game over.

    You need to be ready to move quickly if you want to get into the sort of place that you want.

    Put it down to experience, move on, and make sure that you see all you need and ask all the questions that you want to on the first visit.

    It depends on the offer the vendors have received. You have a house to sell, the accepted offer maycome from someone who is not in a chain.

    I have accepted an offer and I had five more viewings booked. It was a great offer and the whole sale will have taken 4 weeks from offer to completion. Why would I not accept.

    You shouldn't have done so many viewings until you have a firm offer on your house. If I was selling I would think you're a time waster
    An answer isn't spam just because you don't like it......

    With my property a viewer was aware I had a viewing booked the next day and basically said he'd give me asking price if I took it off the market for further viewings or the offer wouldn't Stand

    Some people do this maybe this is the case. Who knows but they must of had a decent offer no turn down your viewing

    Third viewing? I've always offered after one. The early bird catches the worm and all that . . .

    I once made an offer without even viewing the property - I ended up buying the property.

    3 viewings without making an offer seems excessive. You have seen it once, it tempted you. You have seen it again... why no offer?

    If someone needs 3 viewings before making an offer and you have someone who makes an offer after say 1 viewing, I know whose offer I would be accepting.

    It might be a way to push you in to making an offer but just decide if you want to make an offer and what you want to offer. They may try to play you both off against one another or they may be playing you off against yourself, you will never know. Just decide what you are comfortable with and go with it.

    Same here.
    We were viewing bungalows for my dad as he was moving to live near us. When we viewed one that had just come on the market we knew it was ideal for him. He trusted us so offered the full asking price the next morning (without having seen it) but on condition that all other viewings were cancelled and nobody else would view it.
    Offer was accepted and he travelled down to view it a few days later and has happily lived there for almost 6 years.
    We knew if we didn’t offer asking price immediately someone else would beat us to it.

    Did you advise the EA or vendor that once you had an offer on your house then you would definitely offer on theirs?
