Vendor pulled third viewing because offer accepted

Hi there,

I've viewed a house twice with a third viewing scheduled tomorrow.

However the estate agent has just called and cancelled the viewing as the vendor has apparently accepted an offer.

Does this ring true to you? The house has been on the market for months –!who would accept an offer and cancel a third viewing without at least seeing if they get another offer?


Seems very strange...?

    Quite possible- the offer attractive enough not to mess about any longer.

    The offer might have been conditional on no more marketing.

    You might seem a bit doubtful, already up to third viewing without an offer.

    They might be in a rush to secure that buyer

    Quite possible that if you've already viewed twice and not offered, that the vendor may think you're a timewaster (no offence intended there BTW :)), and has taken the other offer if it's good enough.

    Whenever we've bought a house we've almost always offered after the first viewing. Offered once after two viewings. But offering after 3? Would have thought that's quite rare.

    I think you may have just assumed it would stay on the market for a while and missed the boat here as someone liked it more and decided they didn't want to lose it. That's they way it goes sadly. Much of house selling is just getting the right buyer to come along at the right time.

    If they have an acceptable offer why mess about with more 'sight seers' . Most people hate having strangers troop around their home.

    A third viewing sounds really weird TBH it's normal to offer after one or two .

    So someone else has viewed it come in with an offer and the vendor thinks "thank you that's in my ballpark... i'll accept it"


    I understand that you want to feel that the property is right for you and in theory you shouldn't be rushed into making an offer but from the vendors point of view they are probably thinking that if you still haven't made your mind up after 2 viewings,how many more times do you need to come and see it and as the vendor,how many more viewing do they need to tidy up for and make sure everything is looking its best.

    I don't think I've ever done a third viewing until the offer was accepted.

    Third viewing - that seems strange.
    The agent will aim to get the best offer from a minimal number of viewings, not the best offer at all costs. (viewings = cost)

    OK - thank you for this feedback. I literally just had an offer on mine after two months this afternoon, hence the slowness on my part in offering. I just wanted to view again to check a few things.

    This house has been on the market for around 3 months. I have been in regular contact with the agent to show I am still interested. Just seems bizarre they'd accept a viewing at noon today and then cancel it two hours later. I'd have thought the seller would have at least held out to see what offer I might make.

    As it is they're still giving me a viewing tomorrow morning... Just all seems a bit weird, I was worried they were trying to hardball me into offering blindly.

    Third viewing? I've always offered after one. The early bird catches the worm and all that . . .

    Sounds reasonable. You make an offer arter one viewing. Otherwise you seem flakey. Subsequent viewings are only to double check. And at 3 again you seem flakey.

    And if that were me I would say not selling to you even for 200% of the price. Learn to be reasonable.
