Humbug!

Had our offer of £250 on a £267 place turned down.

The house itself is lovely on the inside but the garden is a tip and its just crying for a conservatory to be built on what is now broken and uneven concrete.

Oh well, its been on the market for less than a week, I guess we will step back from it for a couple of weeks and see what happens.

Just thought I'd share the news

    Be patient.

Nobody in their right mind would pay over £250k for a house priced at £267k

#1. The people that run these "sell your house and rent back" companies are generally lying thieves and are best avoided

#2. This time next year house prices in general will be lower than they are now

#3. Cheap houses are a good thing not a bad thing

    A huge blessing in disguise

    Wait 6 months & offer £167.

    Or at 18 months £97

Don't laugh, I remember the last big crash, & this will be worse.

However someone else just might snap it up, but there will be plenty more to choose from.

    Mmmm ninety-seven pounds for a house....mmmmmm...

    /Homer

Yes I know there are plenty more fish in the sea.... I HOPE this year will be different and that prices wont sky-rocket AGAIN in the spring.

If they do, I'm learning French, leaving the country, and buying myself a chataeu for the same price!

Given the level of silliness of the average inhabitant of this country, thats not a very reassuring statement.

    Very true. And very sad.

But I think you know what I was trying to say though.

I have to agree with the comments

a property priced at 267k is just inviting offers of below 249995
the stamp duty jump is considerable
    It's a health benefit ...

Thats not what the vendor seems to think! Thing that scares me is that asimilar property in the area has gone and it was on for around that price (+/- £10K)..... Hopefully a couple of weeks of nothing happening will help the vendor see the light- it has only been on the market for 5 days after all.

Anyway, having looked through the land registry data and see-ing how few houses have puched through 250 up to September, I'm really keen on sticking to my guns.

It all depends on the seller's circumstances, Jon. We have looked at about 20 houses in the last month or six weeks and made price enquiries on about half a dozen. Two sellers who were having to sell for different reasons reduced their prices by over 20%, two were prepared to drop between 5-10% and the other two won't budge at all.

It ought to be a decent time to buy, but the constant news pointing towards a big drop in prices makes any decision that more difficult.

    You offered too much initially.

Should have offered £242729 to start with.

    He has a point.

Wait a week and reduce the offer.

Might act as a wake up call.

Even if it doesn't work, it will give you satisfaction.
