Both size and area are relative, so don’t get hung up on it.
40sqm size if well laid out can be enough for a single person, however with 80sqm single or small family can manage. So size depends on you as a person, same as small garden or large?

Now when I was single I am not afraid to live in most areas as people would have been perhaps been more scared of me than the average person living there. So the area to me was fine but other people say omg. I never realised how dangerous I came across to people until one day I was training some officers in the army and I asked who they thought was the most dangerous person and why. I had someone in mind but it was I they choose.

Once I got married, had children I wouldn’t live in those areas because my wife and kids would be scared. So it’s an absolutely relative opinion. Just make sure the opinion is in line with what the average person thinks.

It’s like the issues with shared drive etc, I didn’t have problems but my other neighbours had problems consistently. The first time someone blocked me in and how I reacted to it meant they never ever blocked me.
