I think if you were facing cleaning you wouldn't get any money off. if the place is trashed you should certainly get money off at the later stage or be prepared to walk away. if you were going to have to bring an industrial team in to clean then I would say negotiate that also. Ultimately you should think would someone else buy the house in this state? if the answer is yes then the seller won't drop the priceAn answer isn't spam just because you don't like it......0

OP I am genuinely interested in how much do you propose to reduce your offer by due to the dog poo in the back garden?
I dont have a back garden full of poop but if I did as a seller and someone tried to reduce their offer over it I would think they were taking the michael.
On a monetary value. You can get 2 packs of poo bags for £1 and it would take about 15minutes to clear a garden.
Not worth taking a few quid of the offer for.0 -
I think Op will have more problems from the tenant rather than the dog... the dog can be bribed very cheaply, the tenant not so0

The exchange date is when you're both ready, willing and able to proceed.
Tenant is out, you've had your surveys, searches etc done, negotiations over price completed and you/your solicitor/mortgage lender are happy with the price agreed and are ready to go ahead. As is the seller.All shall be well, and all shall be well, and all manner of things shall be well.

You can easily buy second-hand furniture very inexpensively, and it's often of better quality than brand-new things. It's also a means of recycling, rather than buying expensive, generally Chinese-made tat and wasting the Earth's resources unnecessarily. :A
You can also freshen up second-hand furniture with some paint, if it isn't something valuable or antique …0 -

Biggest problem is the tenant, and if they haven't been given notice ,exchange could be a long way off0
