Extension

Hi hope this is the correct page to post this on , anyway I’ve recently just finished paying of my mortgage and now my family is bigger then the amount rooms we’ve got we so have decided to get an extension built on the back of the house .the extension will be a new bedroom room ,toilet plus a new kitchen built we’ve had a quote from a company for 70k including vat that’s for everything extension , kitchen ,plumbing , heating , windows , doors , velux windows everything included I’m just wondering if that’s a good price ? As we’ve seen the company’s work up close and have excellent reviews from the people who used them so really want them to do the work but no sure . Would be great to here from some of you on what you think .

    It also depends on the quality of the new fittings,
    Single storey or Two storey ?
    6 meter rear extension built under permitted development or full planning application ?
    Gold taps or Screwfix special deals !
    The site and ground works which might be needed !
    Have you had a few quotes ?
  • 60k and 67k
  • It’s single storey 4 metres out and we have full planning permission .we want quality fittings not cheap that don’t last .

    2.9K per sqm or even 2.5k for 60k seems over the top to me, get more quotes.

    I would think 50k possibly, Are you wanting a 10k kitchen on top of that? Will it be a slab, Timber floor or block and beam? Flat roof or tile, slate? UPVC windows or fancy alu?

    London, south, or north prices?

    I'm surprised they're fitting a kitchen, bathroom and toilet in a 6x4 space. That's the size of the average kitchen extension.

    Sounds fairly expensive, but with two matching quotes from other builders, they are better qualified to say than we are; especially when something as simple as the number of floors was omitted from the OP. :o

    And the area of the country the extension is being built in. Prices in London will be much more than other areas, and prices in one area differ from another.

    If you aren't happy, try getting other quotes but do as you are doing, and investigate the firm has done satisfactory similar completed work for other people. Avoid anyone that can start immediately.
