    No, not 'sent off'. It has to be received by the court and the claimant by that date.

    Keep in mind that the courts are closed on 25th, 26th, 27th, 28th and 29th December.

    They will almost certainly close early on 24th December.

    If you are going to hand deliver, I suggest you do so no later than 23rd December.


    For the Claimant:
    The last day for posting 2nd Class to arrive before 25th December was Wednesday 18th December.
    The last day for posting 1st Class to arrive before 25th December is today.

    The guy I was chatting to, had 27 December as the date for submission of Witness Statements. I was intending to email my WS. Would that be ok?

    If they were sure they would win, why would they want to deal ???

    Hold your nerve and probably just after xmas they will discontinue

    Don't email your WS, supplementary WS, evidence exhibits and costs schedule (and covering contents list) to the court as they will NEVER print all that out.

    We recommend a neat & tidy file of printed papers, all page numbered, in a ring binder, which you or someone who has rime on Monday, takes in person to the court - with a sticky label firmly attached to the front, with the HEARING DATE and CLAIM NUMBER.

    Have you got to the exhibits stage yet where you should get to see a copy of the alleged contract between the scammers and the landowner?
    To be valid the contract should be with the landowner or flow from the landowner via an agent who must in turn have a contract with the landowner.
    Any contract must abide by the Companies Act 2006 requirements and have two authorised signatories from each compony, or be signed by a director and a witness for each company.
    It must state that the scammer has the authority to issue charges in their own name, and to be able to issue court claims.

    Have you checked with the Land Registry to find out who actually owns the land? This only costs a few quid.
