Being Scottish our system works different. If our home report valuation is £200k for example we would put in offers over £175k hoping for homemreport or more. In some areas this can be crazy over but OST they would be looking for £200k or £205k.
What’s the valuation it is it £210k and that’s really what they are looking for. I’d be personally insulted at £175k however a good offer in the table is £190k. Fair / reasonable.0 -

I think it is too expensive for all that shared access. You will only ever be able to park one car. No visitors cars and no second car in your house. This will also make it difficult for you to sell.0 -
Where do you work? Are you going to need a station close by because this house has the worst of all worlds. Miles from the nearest station and dubious offstreet parking for one car.
I am a landlord and I wouldn't buy this house as a rental because it is too far from shops and a station.0 -

I'ts close to the M62 and not too far for work so no issue. We both drive so no issue for public transport.
The drive fits one car and the current owners have 2 cars, seems not to be a problem really as I can just leave the other car behind or outside the house.
I actually didn't really think the parking was a big issue, it's nice to have others perspective on this board. Like I say, in regards to the price I will not be offering the full 200k

Where are you thinking of leaving your second car? You can't park it in the road because that blocked paving bit is not a road it is a shared access. Shared between all the houses. The only road that you can park it in is the one that is black tarmac that the blocked paving access comes off. This is why people are warning you about the parking problems. Where do the current owners park their second car? Is it in the garage? You can't park on a shared access.
This house has only got parking for one car on the drive and two if one is in the garage.0 -

Could probably just move the garden fence/gate back 2M if needed. But in this case it wouldn't really block anyone if he did park on the brick part on that house.
After seeing what you can get for 200k in 1-3 miles i say just move on.. i wouldn't want to pay over £150k.
This one looks far better on room size to me.

Thanks for your reply Markin. Latchford isn't a nice area in general but that house is lovely. The other is Leasehold and I simply do not want to go down that route

How do you know there are no issues? You do not know if it says in the deeds not to park on there or if the neighbours complain to them all the time about it as they the neighbours have a right to do.0
