I asked our solicitor the same, for minimum timescales if all went well. She said, IIRC, that if things go smoothly and there are no delays, it usually takes about 6-8 weeks from when she gets the contract package.
I think all solicitors would say the same thing - the issues lies in the fact you don't know what you don't know.Know what you don't0 -
Agreed, can't tell.
No EA's involved, no chain, cash purchase. We were able to pick up the phone to the seller and say 'we've sent this to your solicitor' and they were able to call us and say 'Chivvy your side they have the paperwork'.
Didn't make a scrap of difference. Solicitors moved at their own pace.
Took 3 months in total, which isn't bad in the scheme of things but all things considered we both expected it to be faster.0 -
Room for optimism if you look at my experience; the last three places I bought; in 2011 freehold, 2012 leasehold (a BTL) and 2014 leasehold (a seaside 2nd home) ran to the following timetable, from...
Memo of Sale to Completion;
31 May - 1st Sept (3 months)
4 Nov - 30 Jan (almost 3 months)
3 June - 20 August (well under 3 months)
but they were all straightforward, with no chains, the two latter were cash purchases so no surveys (I tend not to bother on cheap little leasehold flats) or lender valuations to worry about and my solicitors use email not snail mail to communicate!
