    Alas it is a license to print money. I had one who charged £300 for a 15 min visit just to tell me a wall was not load bearing (which I knew anyhow, there was a !!!!!!!g large RSJ above it). But I had to get him to put that in writing.

    So it means that its OK , if he don't come to visit the property and issue me a PDF file for the load calculation and drawing by estimation only.

    One person said someone did it from plans.

    Two of us have said it isn't okay. I'm not paying someone £300 to sit on their backside. You cannot reasonably presume that a structure is totally sound and capable of coping with what is proposed without actually looking at it, IMO.

    It's lazy, and they're expensive anyway for someone who doesn't even need to stand up. I prefer to give my money to people who care about what they're doing.

    Different matter if he had the original house plans, but he's just using the EA floor plan that could be off and photos.

    Completly agree with the 1st bit, the op will end up with a rsj much bigger than needed and hence reducing the open feel more than needed as well as being more expensive. When I put mine in I used the smallest rsj my builders merchants could order in. The BC man did comment how it was much smaller than the 'standard' size they normally saw but the calculations showed it was much stronger than needed.

    Personally I wouldn't be happy with the SE basing it purely on original plans either, you dont know if corners were cut in construction or someone has messed around in the time in between. That may just be my sceptisism though.

    What shall I say to the SE now, as he sent me a message that he will issue calculations tomorrow so that I can show it to the builder.



    Option 1 Either to cancel

    or

    Option 2 Visit the property and do the proper calculation instead of estimated floor paln from the EA.


    or any other option????

    Calculation B is for the pillars on both end
    Builder need to leave 225mm pillar on each side and whats this 600 x 600 pad footings for?




    Calculation A: No Clue what its saying?

    Pad footing are to hold the pillars which will take the weight of the beam

    The beam taking the weight of the upper storey and roof

    Do we need a pillar and the PAD footing?


    As the builders are saying that we are not going to work on the quote provided ans they have to build the new pillars with the pad footings on both sides.


    Initialy builders plan was to put the beam on the postion of the walls left at both the corners.
    and now the SE have given now these Piers and PAD footings?

    He hasn't been out, has he? Like someone suggested, he's probably over engineered it.

    In 20 years, I think we've had to put in pad footings once.

    I have paid SE £275+ VAT and he said that he will visit the site on Friday 10:30


    He said the foundations are fine but need to leave 425mm wall pillar on each side.
