Developer trying to charge for optional extras from a previous reservation

    How many of the extras do you think would have actually been installed yet?

    If they were installed it would have just been added to the price of the house, or they would rip out your extras for the new owners selection.

    You most certainly do not know what is included without it being on the paperwork !


    I presume they've guessed you want to select the same as before hence paying same as before, but i very much doubt, if for example it wont complete til August that kitchen and bathroom are in yet, possibly not flooring either if you chose them.

    You have not sold, you have accepted an offer which may fall through at the last minute again.

    When your reservation was cancelled by the developer they may well have reverted to the basic spec.

    If you want the optional extras pay for them. If you do not want the optional extras tell the developer and do not pay for them.

    Realistically, it's just a negotiation between you and the developer.

    There is no 'right' or 'wrong' outcome and there are no 'rules'.

    You can try refusing to pay for the extras...
    • If the developer thinks somebody else will pay more than you for the house with extras, they'll say 'no'.
    • If the developer thinks that nobody else will pay more, they might say 'yes'.

    But there may be a lot of bluffing and posturing along the way, to see who gives in first.
