That's certainly a point of view that you hold, but I must say that I strongly disagree.Most EAs seem to manage to get decent photos without closing blinds and curtains.
I think the vast majority of EA photographs are beyond terrible. Poorly framed, badly lit, egregious misuse of ultrawide lenses to misrepresent the true proportions of rooms, and then chucked through hideous HDR filters to make them seem like they're either the product of a bad acid trip or a view into a gritty 1970s urban drama.
I genuinely wonder why, when people are paying an EA thousands of pounds to sell an asset for tens or hundreds of thousands of pounds, they put up with the pish-poor standard of photography and writing that they do. (Don't even get me started on stuff like Every Word Beginning With a Capital Letter, gardens being "laid to lawn" (!!!!!!!) and properties "benefiting" from such exotic features like bathrooms and having a drive)0 -
Who built the extension along the front of the house? You can see inside where walls have been removed when this extension was built. For example the strange beam accross the ceiling in the kitchen which goes between two of the wall cupboards and the strange fireplace that has no wall behind it at one end.
This extension does not add to the value of the house. All it does is make the downstairs of the house a big awkward shape compared to the smaller upstairs. There have to be open walls into the extended "rooms" because otherwise the rooms behind them would be very dark. I personally fail to see why anyone would extend a house in this way.
So disregarding the extension that has done it no favours what does a well proportioned 3 bed detached house in that area sell for? My guess is that it would be around £550k in good modernised condition max?
This house in on for offer in excess of £600k so overpriced to start with and then the "in excess of" will put people off because no one is going to offer more than the asking price for a house that is already overpriced.
My suspicion is that the asking price for a house that needs total modernisation like this one that has 3 beds and an extension that needs to be removed would be a maximum asking price of around £500k and it may be less.0 -
OP, I share your taste for dark-wood furniture but many don't these days and it certainly contributes to making the rooms look small and overcrowded. If you are down-sizing and getting rid of the furniture, then I suggest you do so now and have photos retaken with smaller lighter pieces (if you are taking the dark stuff with you, then maybe put some in storage for now and source something cheaply to use pro tem).
I agree with the advice to not show the stair-lift but, unlike a previous poster, I prefer to see the bathroom. Nothing is ever as bad as I imagine it might be if the photo is missing!
However, this is all just rearranging the deck-chairs on the Titanic if the main problem is price . . .It's not difficult!

My view - this house will appear to many as money pit - and as a 3 bed they wont see the value in it. You'd be better off spending £20k on a new bathroom and kitchen and redecoration in those rooms before selling it. As it stands, people are going to look at it and think they need to spend loads on it.
Also your photos are terrible.
Why cover up the views from the conservatory

It is rather over-furnitured and over-frilled.
Maybe the photos have bad colour rendition, but I would repaint the kitchen walls white where not tiled - they do look rather bilious - and sort the unit doors that are askew. Turn the table parallel to the wall and only have two chairs.
Dining room looks cramped - I would lose the big wall unit and just have the table and chairs.
The bedroom dressing tables need to go, as does the shelf unit on the landing. Get the excess stuff sold on Gumtree with the furniture-buyers getting first refusal on the remainder when the house is sold if they want the whole set. All you need in a bedroom is bed, bedside table, 1 x wardrobe, space.
Photos definately need to be improved to show the light/colour and views from inside.A kind word lasts a minute, a skelped erse is sair for a day.0 -

Having looked at a few of the SSTC as this is what people picked from their research before mine.
If I had £600k to spend(offers over suggest expectations) I am fairly convinced there will be something better value in the 85 for sale over £500k, 58 of them £700k or less.0 -

I'm astonished that the estate agent is so proud of their terrible photos they feel the need to watermark them. It's very distracting.
We chose our agent solely because of their fantastic photography. We found a buyer in under 2 weeks in an area where stuff isn't shifting well.Make £2026 in 2026
