Renting our home

Hi there,

We vacated the property on the 2/4/2019. The day we left we were told the estate agent carried out the inventory. The agent sent us an email stating the bathroom needed a deep clean and the kitchen de scaled as well as the fire alarm batteries needed replacing. Which we had done on 4/4/2019.
A few days went past and we asked the agent for the inventory so we could make sure everything was written down and nothing was missing that we had left for the tenants to use as part furnished. It took us 4 attempts of asking for this to be sent which they did so the following day. We then received an email from them forwarded from the tenants, stating that the house wasn’t clean, and a few things needed doing to the property . (Windows sealed up, door done including cat flap) at this stage we were still unaware that the tenants weren’t even living in 14 russet close.
The agent then emailed and said they weren’t moving in until 6th may 2019. So at this stage the house had just been left unattended for a matter of weeks. This concerned us as why were they paying rent but not living there and the agent told us they were moving in on the 4/4/2019. We also had reason to believe the tenants on the tenancy agreement weren’t the people moving in to our home as the people been seen going in and out have been described as foreign nationality, We were concerned this property was being sub let by the names on the agreement. The windows and blinds were all kept firmly shut yet they moaned and said it was letting in a draft but they weren’t living there at that stage? The estate agents were stressing the window was a security issue yet all windows were shut and our property’s was left unattended for three weeks with the washing machine sitting outside which would obviously attract the wrong people .They then emailed and said our stop !!!! was leaking so we arranged for someone to look at it, got a quote and then we spoke to you and you said you had your maintenance team going to do a quote for us. We then received an email saying we owed money as he had carried out the work to the washing machine, but upon doing some digging we found out our washing machine had been placed outside two days after we vacated the property, so we have reason to believe this was disconnected causing the leak, but we are still waiting for the invoice on the work carried out ? The inventory:
One dining table and 4 chairs - solid oak - presumed stolen- we have just been informed these were broken and left near our neighbours gate - this has been sent to the local police along with the names of yourselves and the tenants but this needs to come out of the deposit.
Also , damage to the washing machine as it’s been left outside for 3 weeks and they were specifically told not to remove our goods from the house in particular the washing machine, as we knew this would leak if tampered with. The contract dates were wrong, the signatures didn’t even look like real signatures. They stated they were allowed a dog and we didn’t agree to this there for things were added on to the contact and we were never given the contract to sign therefore we believe this is fraudulent as we were in the country for weeks before we left heading to Greece. Upon entering for someone to fix the window upstairs, they said the smell of cannabis was incredibly potent and once they went into the kitchen they saw half a joint left on the side. Another thing we specifically told the agents we didn’t want in the house. This was what prompted us to act fast as we didn’t want any more damage to our property,the agent had messaged us and said they were leaving today 4/5/2019 and we were told they were placing the keys through the letter box- so that means the agent weren’t going to be there to do the inventory after they left, so what’s to say they weren’t going to trash the property before they left and what’s to say they didn’t have another copy of the keys to regain entry. Our fears were our home was becoming a place to grow the illegal substances, because why would you want windows and doors all sorted? They had cats so why seal up the cat flap?? We have been constantly lied to time and time again by the estate agents and feel utterly let down by you them. There attitude towards us and people we’ve had doing work on the house was unacceptable, they refused to meet them at the property, making them come to you at the office. They weren’t interested unless it was there guys doing the work at inflated prices.

My question to you lovely people. Can I take this further or am I just wasting my energy ? I’m fuming and still in Greece as it’s not safe for others for me to return until I find some inner piece haha

    A little bit of advice....I suggest you break your post down in to manageable paragraphs, rather than leaving it as one long rambling monologue. Only it really is very difficult to read & take in what you are saying currently. I lost patience with it at about half way through & couldn't read any further & I won't be the only one who will feel this way.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Sadly I too didn't read - only adding as you didn't seem to want to take it constructively (as it was meant - I did add a para myself saying the same thing but deleted as people get tetchy about it being pointed out and I really couldn't be !!!!!d to be on the end of it today). Very easy to hit edit and add some clear paragraphs (and maybe delete some text).

    Just request the full deposit back from the deposit service - less anything you agree with...

    Then, if the landlord argues, let arbitration sort it. Remember, they need to prove any deductions are appropriate, not vice-versa.

    And just be concise and factual in any communication - not a massive wall of wibble. Anything after your tenancy ended, and the agent carried out the check-out inspection, is somebody else's problem.

    I'm pretty sure this is the landlord. From what I can make out they've upped and moved to GReece, leaving an agency to manage the property. They suspect it's been subletted out to 'foreigners' though, who've stolen/broken things.

    OP what is it you exactly want advice on?

    what do you want to take further?

    I assume that you are now living in Greece and have come to learn in the past month that it is not always easy to manage a property from such a distance.
    Maybe youre regretting your choice of agent and tenant however there may be little you can do.

    What type of agreement did you sign with the agent ?

    How long is the initial tenancy for that was signed with the tenant?

    You 'let' your house (landlords let, tenants rent)


    You had some tenants move it, but your neighbours reported these as 'foreigners'.


    After a month they've moved out.


    What would you like to take further, what is your goal?
