Right to buy and repairs

After some advice we are in the middle of the right to buy process just got home and our combi boiler is !!!!ing out water. Just checked the council website and they say they will only do health and safety repairs does the boiler count as health and safety

    The boiler repair will almost certainly be your responsibility just as it was if it suddenly packed up.

    By h&s I expect they mean annual checks for compliance.

    Your right to buy information will clarify though.

    Make sure you switch it & your gas off whilst you are awaiting your heating engineer.

    This quite often applies from the point of application through to homeownership.
    Maintenance and repairs

    As a homeowner, your landlord will no longer organise repairs to your home. You will need to organise and pay for these yourself. This could include electrical and plumbing jobs through to more expensive repairs such as a new boiler or repairing your roof.

    It’s a good idea to set aside some money each month for maintenance and repairs. Be aware that you may need permission for some changes (such as planning permission for an extension) so check before you get started.

    Their h&s obligation if any would be to isolate it and switch it all off. Realistically only they can tell you their internal policy

  • We aren't actually the owners of the house yet as we are still paying rent to the council it is still in the process of us purchasing the house so I'm not 100% were we stand

    you know 100% where you stand as it is set out in black and white in what you have already read, the terms and conditions of RTB.

    your have STARTED the process. Therefore the taxpayer will no longer pay your repairs on an item that the taxpayer will no longer own. That is a well known issue for any RTB

    Your landlord is required to maintain the property in line with the terms of the tenancy agreement. However, there’s no requirement for the landlord to repair the property because you’re interested in buying it, and most non-essential repairs will stop once you have submitted your Right to Buy application.

    The state of repair of your property will be reflected in the valuation. However, if you are concerned about the cost of potential repairs you might consider having a detailed survey done on the property before you buy.

    Replace it yourself and then recover the cost when you rent it out :D

    Repairs to council housing and loans to buy council housing are funded solely through rental income. Nothing to do with taxpayers.
