Sadly I don’t live there any more otherwise I would have. But yes had I been more experienced I think I could have won the claim but I’m more than happy with the outcome, knowing what it would have cost them to get me there in the first place.
But yes the BW Legal bloke was furious when the judge denied his appeal. I nearly laughed. Their lack of research cost them and I love it.

I am puzzled. How could you lose in an "own space" case? What did the judge think that they could offer you that you did nor already possess via your lease/AST? Have I missed something?You never know how far you can go until you go too far.0

I’ve no idea and can’t answer that question. But I reiterated the fact that my tenancy was the only document I’d signed that allowed usage of that space. The judge didn’t seem to care much about that fact.
He seemed to think the agreement between landowner and P&P along with ‘adequate’ signage was enough.0 -

You do indeed get a letter through the post, but the delays mean it can be better to pay what you know the judgemet to be now, and get proof of such.0
