I'd suggest you check how noisy dehumidifiers are before you buy one. There was a thread on this ages ago and it might be worthwhile checking Which? magazine.

We bought a cheap one ages without realising how noisy they are (decades ago and can't even remember the make).

Washer dryers are a bit of a faff as they only take half a wash load for drying so they may save space but you're always running them.

What is the exact wording of this prohibition against hanging clothes in the garden?

If the word is "hanging" and you then put them on a clothes airer in the garden you aren't "hanging" them. "Hanging" is a word I would take to mean "hanging in the air from clothes pegs on a clothesline". You won't be using clothes pegs. They won't be on the clothesline. They won't be "hanging" in the air. They will be "draped" on an "airer" and no clothes pegs in sight.

Depends on house layout but every house I have lived in there has been space for an airer on the upstairs landing. In this house I have also put an expanding shower curtain pole across the stairwell and hang shirts etc on hangers on that the warm air rises and it gets lovely and warm up there.
Little wire airers can be bought that fit over radiators which are much better than putting wet things on the actual radiator as the wall can be marked which is probably what the landlord is trying to avoid.

Look on the Lakeland website and there are loads of types of airers and laundry drying options. When you see a suitable one then see if there is a cheaper version available elsewhere :money:

You could try using an 'over the bath' dryer - maybe keeping the window open or extractor fan on:

  • Most landlords these days are making the tenants responsible for white goods unless they are intergrated so don’t be too surprised if they say no.
And I also would just put the airer in the garden

I had assumed that the washing machine came with the flat, so yes op if it's your own get a better one. If it's been supplied as part of your agreement and is not fit for purpose then tell the landlord. They can then either choose to get you another or you can say that they risk damp/condensation.

Even if you were, often its not practical. Get a dehumidifier.
If i was the LL I'd have put in a condenser washer dryer because they are asking for problems with condensation and mould.

We did exactly that in the flat we rent out. Our logic was, seeing as there is nowhere outside to dry washing, we will get the tenant a washer dryer to encourage them to dry washing that way.Obviously we can't enforce this, but we can at least point out that they had no need to dry washing in the flat.

In the OP's case, I too would suggest a dehumidifier.

What's the worst that could happen if you dry clothes outside? They issue you with a section 21, which by the sound of it you wouldn't be unhappy about receiving anyway.

What do your neighbours do? Do they have washing on the line outside. If so I'd do likewise.

Thanks, the washing machine doesn't spin very well either unfortunately!

I have had the same situation with a low spin washing machine, so bought a spin dryer (White Knight model 28009) for £20 secondhand which is about the size of a pedal bin. it takes out probably a litre of water per week from just one person’s washes. Very simple, cost-effective to buy and use, and still going strong.

Things come out minimally damp and will reliably dry overnight on wire clothes racks or hung straight onto hangers. I just open windows in the morning for 10 minutes to change the air. Zero damp or mould problems in three years.

When later having to use a tumble dryer, it quickly ruined perhaps £150 of clothes that shrank, so there's a lot to be said for rack drying!
