the problem now is they sent me a reminder to pay for admin fees to draft the new contract which is meant to commence in August and if I do say i am going to be paying monthly they can turn around and say the contract is going to end in 2 months time and give me notice to leave in two months time which i do not want to. so i am thinking of the most clever way to handling this. I am going to request to communicate with the landlord directly and see if they estate agent would react to that. if there is anything dodgy it would easily come out when I requesting that communication stream being provided I believe.

Just pay monthly and otherwise do nothing. You don't need or have to agree to any new contract.
