    Speak to your solicitor as they will have a handle on what the local market looks like. For instance when we bought our house it was 20% over the asking price which was the norm for where we live. We weren't however the highest bidder as it went to a closing date and as not far off highest and had better entry date we got it.

    Have you made a note of interest? Has anyone else yet?

    I spoke with the agent on Saturday, they said no one had made any offers yet, they didn’t mention notes of interest, I’ll ask this on Tuesday. Can’t believe how much I haven’t been able to settle since yesterday about this.
    We weren't however the highest bidder as it went to a closing date and as not far off highest and had better entry date we got it.
    - this might help us, mortgage application etc processing time aside we could literally move in any day.

    Fingers crossed Taylor Wimpey just want the house off the Market and are happy achieving the home report value :undecided

    Depends what they have it on the books at as part of the deal for the new build.

    Don't assume the home report is their bottom price

    Leave it to your solicitor to speak with the selling agent from now on. They will know to ASK the selling agent the relevant stuff, not wait for them to mention it.

    I'm also in Scotland and have recently sold our house and purchased another, both offers over situations. For ours, we set offers £5k under the HR value and got full value, the one we purchased was offers £3k under HR value, we offered £2k under and it was accepted.

    We viewed a property being sold by a builder after PX. The EA selling for them stated that the builder wants to get as close to the PX value as possible. The property has now been on sale since Nov 18, price reduced 3 times and is now £15k under the HR value......

    An offer is just that, an offer which they don't have to accept. No harm in chancing under the asking price, the EA told us the builder was open to offers from people who could proceed with a purchase. If you don't ask, you don't get!

    It's always recommended to speak with your solicitors when looking to make offers, as they put formal offers in on your behalf, they also know the area and what properties are actually selling for (assuming you are using a local solicitor and not an online one).
    Mortgage started 2020, aiming to clear 31/12/2029.
