    If your estate agent is also acting for the sellers of this other property, then I'd say they've acted entirely correctly. They're acting correctly for their other client by conducting a viewing for a potential buyer. And they're acting correctly for you by warning you that this buyer is unreliable.

    EA's are just out to make a sale...any sale...of A house. They want their £££ so they will try and sell as many as possible for as much money as possible.

    Until exchange, anything is possible.

    You could also continue to market your property, unless you've actually agreed not to as part of their offer. (assuming you're not in Scotland!!)
