A: Property Register
This register describes the land and estate comprised in
the title.
BUCKINGHAMSHIRE : WYCOMBE
1 The Freehold land shown edged with red on the plan of the above Title
filed at the Registry and being xxxx, Road, High Wycombe.
2 The Conveyance dated 27 October 1986 referred to in the Charges Register was made pursuant to Part V of the Housing Act, 1985 and the land has the benefit of and is subject to such easements as are granted and reserved in the said Deed and the easements and rights specified in paragraph 2 of Schedule 6 of the said Act.
3 The Conveyance dated 27 October 1986 referred to above contains a provision as to boundary structures.
B: Proprietorship Register
This register specifies the class of title and
identifies the owner. It contains any entries that
affect the right of disposal.

So you’re buying a freehold property (ex council).
The 1986 Conveyance (transfer) says something about a boundary structure - this may be maintenance responsibilities or party wall provisions.
The 1998 transfer contains an indemnity clause (fairly standard).
The property is owned by more than one person and one of them cannot sell it without the consent of the others without a court order.
The property cannot be sold without the consent of the lender (NatWest). This will be dealt with when the mortgage is redeemed on sale.
Again the 1988 transfer contains restrictive covenants which need to be investigated.
There is a mortgage/charge from NatWest on the property.
This is all fairly standard. Is there anything you particularly wanted to know?0 -

3 The Conveyance dated 27 October 1986 will tell you about the boundary. You need to read it.

Part C
1 The Conveyance of the land in this title dated 27 October 19XX has sovenants - you need o read the Conveyance to find out what they are.

Thanks for your detailed reply.
I went on the land registry website and downloaded these two reports for Title Register and Title Plan for the property we are buying ( £6.00)
Being FTB we have seen this report for the first time and uanble to understand the technical language used in the report.
Is it worth sending these both reports to solicitors so that they can inquire or the solicitors will investigate (1988 restrictive convenants) issues as part of their conveyancing process.
