Structural Engineer report

Hi
All I have instructed and paid for a Structural Engineer to do a report on the house that I am buying. We have received the report back and some work needs to be done. My husband was at the house with a builder the other day and the current owner was referring to points in the report and showed the builder a copy of the report on his iPad.
Should the current owner have a copy of the report?
I was under the impression that I paid for it it therefore it is ours.
No one has asked for a copy of the report so I am thinking that they got it from the Engineer is this normal? As it seems unfair that I have paid for it and they get a copy of it for free?

You paid for it, I see no legitimate reason why the seller should be in possession of a copy of it without your express permission.0

Sorry my mistake it’s the HBR that they have a copy of that they have said has come from there solicitor which I can’t understand as I haven’t sent my solicitor or EA a copy.0

Same answer.
If you instructed/paid for the HBR the the surveyor should have sent the report to you and no one else. What you do with it thereaftr is up to you.
If you have not pasedit on, then you should be asking the suveyor who else he gave it to, and why.0 -
whilst it is of course a reasonable question to ask the engineer you paid to do the report why it is available to the vendor, I am lost as to why you are fretting over it since you are "buying" the property already0

Because the seller didn't pay for it, and they have no right to see it unless the buyer who paid for it (and the surveyor if their T&Cs say so) gives express permission. It sounds to me like someone monumentally ballsed up, and at the very least, the sellers ought to get back the money they paid for the survey from whoever sent a copy to the seller.whilst it is of course a reasonable question to ask the engineer you paid to do the report why it is available to the vendor, I am lost as to why you are fretting over it since you are "buying" the property already0 -

The seller has gained access to a report that cost hundreds of pounds which they have no right to see, have not paid for, and can use in this or any other negotiation with this or another buyer. They can also use it as a negotiating tool with the buyer who actually paid for it. They were actually using it to talk to the buyer's builder.so what? how has the OP lost out?

Which country are you buying in? In Scotland the HBR is paid for by the seller and given out free, to prospective buyers.The world is not ruined by the wickedness of the wicked, but by the weakness of the good. Napoleon0
