Grace Period for Residents Parking Only zone

Hi all,

We are looking to buy a property which has Residents Parking Only signs all over place and ANPR cameras in operation. Does anybody know if a 10 minute grace period would apply in this situation? My thought being that because the parking space does not having a payment option and it's a private company running it, any person dropping ANYTHINg off will get a ticket.

We are looking to get a dog walker to come in and pick up our dog very quickly in the mornings and drop her off in the afternoon - i'm now concerned that the dogwalker won't be able to do this without incurring a penalty charge.

Anybody know anything about this at all?

    If you spend time reading the threads on this forum you will find that any property where an unregulated PPC infest it will cause mayhem and aggravation and cost both residents and visitors alike. I say again, residents will also get problems, not just visitors.
    It will also reduce the resale value of the property.

    Also read the NEWBIES where you will see comments in red about these cowboy fraudsters stated by our MPs in open parliament that resulted in a new act of parliament being introduced this year in attempt to stamp out their actions.

    My advice is to avoid any such property like the plague and tell the estate agent the reason why.

    Bargepole, 3.2m long, touching the property with it, not going to.

    Think again, this is absolutely horrendous for you and ALL visitors and you will all end up scammed and sued for hundreds of pounds. I agree with Fruitcake:

    Remove your interest and tell the Estate Agent why. DO NOT be reassured that you will get permits and visitor permits.

    That is the crux of the problem - you are then judged to have ACCEPTED the scam.

    If you’re determined to buy it, I’d offer at least £10k less than you were originally thinking of offering on the basis that your ‘peaceful enjoyment’ of the property will be seriously compromised as a result of having a parking scammer infesting the estate!

    You could try it (it's always worth a go!)

    On the other hand it's worth remembering that 99% of the population have no detailed knowledge of PPCs and how they work - and quite a few of those would see parking control as a good thing. Their space would be protected. On private estates the three biggies are parking, rubbish and noise. If one of those is seen as "ticked off" many would see that as an advantage. I am not sure many would offer less because of a PPC.

    I'd be more interested to know if the residents hold the freehold and - if they do- do they run the ManCo well. If so, you will have some influence/local contacts.

    I'd buy on an estate with a PPC (if it was the right place, obviously) but not if there was a non resident freeholder.

    I would never buy on an estate with a PPC and nor would my adult kids.

    Absolutely no chance. PPCs ruin sites and ruin people's peaceful enjoyment.

    Sure. I get that's your view on it.

    We all have our priorities when buying properties. Mine will be different than yours etc etc. The house I am in now in the town I want to live in is absolutely ideal. I've looked around since moving here (recently, too) and there isn't anywhere else that has as many positives for me. I wouldn't have thrown all those away simply because there was a PPC here.

    Back to the OP (sorry we've drifted!)

    I think, from what people have said here, there is a strong chance that, one way or another, you may have a problem with the PPC. I'd be making enquiries about ownership of the freehold, is there a whitelist you can put your dog walker's vrn on, how the neighbours find the parking control etc etc etc... Even if there was a grace period you might still find the dog walker gets ticketed and then there is the stress of fighting the ticket

    Are you there when the dog walker comes? Is it possible to take the dog to the edge of the estate to meet the dog walker etc etc?

    There's no safe, definitive answer to this. As some of the discussion has shown this may turn on just how ideal this property is for you. If there is no way of getting dog to dog walker then you have to make a choice. Asking the neighbours may give you a steer

    I agree with those who have said .. AVOID the property

    The estate agent needs something to think about

    If it is a used property .... why are the owners moving ??
