Buying from David Wilson - Deals?

Coming from a slightly different direction, but have just bought with David Wilson as a FTB.
We committed to the house when it was brick level to first floor in December. Paid £500 reservation fee and had 28 days to exchange contracts. This was extended a few weeks because of Christmas and New Year. Exchanged contracts once we had a mortgage in place and proof of our deposit. We have recently transferred the deposit over to the solicitor, and she will pay David Wilson, with our deposit and the mortgage money, when we complete this Friday.
Reference 'deals', it's all about what you negotiate. Our house was listed at 305K, we paid 305K, but David Wilson gave us 15K as a gifted deposit (adding an extra 5% to our deposit), we also negotiated a shower in main bathroom above bath, as plans had only one shower in the en-suite and upgraded kitchens which gave us more choice in cupboards, and integrated appliances. Didn't ask for stamp but as it is only £250 as a FTB the threshold is higher. Decided that wasn't one of the avenues we wanted to negotiate on.

So essentially with buying the house you'll need the reservation money and then the deposit for the house and nothing else to pay until pretty much moving in time?0 -

Other than solicitor fees and Mortgage arrangement fee (vary but usually about 1k) then correct.0 -
In which case you will be chain free but not a cash buyer since you need a mortgage. Probably being chain free will be the biggest point in your favour anyway they dont really care where the money comes from.
As with all big builders they will do their utmost to keep the apparent house price as initially offered and then do deals round that. Especially on thinsg that dont cost them much, eg an upgraded kitchen that might cost you (say) £3k might only cost them an extra £1k so they are much more likely to concede on thinsg like that. Also note that since you will be in rented you could potentially save lot of money by putting in floor coverings yourself (eg through a supplier other than them not necessarily DIY !) as you will have flexibilty on when you move in. So that emans you can also push them harder on thinsg like that.0
