Buying from David Wilson - Deals?

Hi All.
I'm after a house on a local site that's been built by David Wilson. We initially looked at PX but they low-balled the house valuation so I went private and now have an offer for £25k more than DW offered. I'll hopefully seen have the house sold and the money in the bank so to speak. Then we can go back to DW with a bit more clout for negotiation. I have a few questions - if people with DW experience could advise on these issues I'd appreciate it.

1. If we go in as cash buyers what can we potentially ask for? Stamp duty Paid? Deposit contribution? Etc.
2. Also, the house we are looking at is due for build completion around November. Does anyone know what needs to be paid and when? A deposit of X percent upon signing up. When does stamp need to be paid? Is it full remaining balance at completion?

If anyone has tips or advice I'd very much appreciate it.

    How long has it been on sale for? Many other developments nearby? I would be looking for at a minimum that full stamp duty paid.

    It's only just become available. It's a fairly pricey property (£565k) but the plots of this specific house seem to come and go really quickly. I'm hoping we will get stamp duty paid and a few internal upgrades but just wanted to know if anyone else has had success....

    I have done this. Although Barratt owns David Wilson the specifications and build quality of DW homes is supposedly considerably better than Barratt. More importantly, I know 4 or five families who have moved into the same estate and all 5 of them are really pleased with the build quality and finish of their homes so I'm confident the house will be good. After all, a lot of these reputations can be built and/or destroyed by the workmanship of a few sites' specific builders can't they?

    You say this, but evidence is to the contrary. Bad developers continue to build poor houses and continue to win more contracts to build more houses.

    Government are only interested in the number of houses built, not the quality. It helps their political ambitions.

    Newbuild horroor stories are forgotten or ignored (might not happen to me mentality), people still buying new builds in troves.

    Usually with new builds - a small non refundable holding deposit to hold the property. Then 5-10% funds at exchange of contracts and the remaining balance to be paid at completion date. The stamp duty is paid by your solicitor within 30 days of the transaction to the land registry, these funds are usually requested before the exchange of contracts.

    Your are not a cash buyer!

    You have not sold your house yet and received the funds, and even if/when you do, the amount presumably doesn't cover the purchase price of the new one.

    What I'm saying is that by the time I go back to them I will have everything in place, no chain, all the finances sorted, mortgage in principle, etc, etc.

    Your comment doesn't really help does it? You can understand the situation from what I've written, being pedantic offers no benefit to the thread. I'm just asking for advice on the specific situation.

    By the time you go back to them having got the money for the sale of your house, the property will probably be no longer available for sale ... or have increased by £25k ;)

    Sorry if what I am telling you is not what you are wanting to hear.

    It's not what I wanted to hear because you've missed the point of the thread.
    It's not about my timeline, it's not about a specific house in particular. It's about people's experiences specifically with DW homes on the two questions I asked. If the house we've looked at goes then I'll look at the situation and re-evaluate. All I wanted was advice based on questions 1 and 2.
