I think the advertisement was, at the very least, misleading and they should, in future, word it more accurately - 'parking space suitable for motorbike/small car + measurements.' To advertise as a parking space would, in my opinion, be to suggest suitable for an average sized car.

I agree with the sentiment of this, however you're never going to get an advertisement that says "2 double bedrooms suitable for standard double beds"....some room dimensions just about allow a standard double but might be better suited for a queen sized bed or smaller.....

Those types of decisions must surely be up to the person when viewing if the property is suitable and large/small enough to accommodate their belongings

How many LL's or indeed letting agents would use the terms you suggest...very few,so its not going to really be classed as misleading...I've never advertised the dimensions of the allocated parking space or suggested what type of vehicle should be parked there...but I've always included a photo and made the space available when viewing.

Surely your own interpretation of something is going to be a better judgement of something than a few words on the property description.

With all due respect I think you are missing the point.

Advertising bedrooms as double bedrooms does, indeed, imply from the dimensions of the room, that a double bed fits into the room.

I still maintain that 'allocated parking space' means that you can fit the average car into that space.

I would agree that if you had a large car then you may well investigate further.

I am not disputing the fact that the OP should have been more diligent in actually looking at the parking space but I still maintain the advertisement was misleading. :)

OP, does your tenancy agreement specify the use of an allocated parking space/

Just a thought, but there is the option of buying a smaller car.

Bit radical & not many might spot that option....
  • I'm not even convinced that room sizes are routinely included in property descriptions for rental properties, so on that basis it is a case of due diligence.

OP..you wont be the first to have fallen for the big item, small space situation.Again another common thing people expect to fit nicely in a room is a sofa...lots of times they wont even go through the front door easily and end up looking huge when you finally get them into the correct room.

  • I agree with one of the posters above that suggesting an 'allocated parking space' means that you can reasonably expect a space to park your average car. Otherwise it is not a car parking space.

If the ops car is excessively large then this is a no goer.
If the ops car is standard and the parking space is too small then it is misleading.

I don't wish to split hairs but even your post could be seen as misleading...."allocated parking space" in no way says its a "car" parking space.

You're quite right its not a car parking space

So how big is an average car?...all thoughts welcome!

A lot bigger than when the spaces were allocated.

So should the car park be re-marked? Who should lose their space to allow it?

no because they probably belong to the individual leaseholders who bought them fully aware of what they were buying.

Average....I remember a statistic being the average family has 2.4 children,it wasn't often I came across the .4 one...being average I would have expected to see far more out and about!

The OP was requesting solutions to the issue, they could approach the next door space and see if they are willing to rent it to them, unlikely but you never know till you ask.

OP....if the surrounding spaces are empty does that give you more room to access the space and get your car in,I'm wondering that yes the physical size of the space might be an issue but what is more the issue is the other vehicles parked around it that are preventing easy access and exit.
Do other cars overhang their spaces or are they "average" and can sit comfortably in their spaces....You don't perhaps have someone further along the line who has a car that is large and therefore forces all the others out by a few inches each time.

Is it just your allocated space that is smaller? Or all spaces?

Have seen developers trying to squeeze an extra space in where it isn't really possible - was at a site last week where the mounting post for the entrance barrier was actually blocking one 'allocated' space.

Our property has a single carport (built in the 1960's), we have managed to get a wide range of vehicles in it, albeit that the area around it has been empty at the time.

We were lucky I had a small narrow car when we bought. When it came to replacing the Pat van, we sized up a car that would fit. We are lucky in that we can and do use our carport unlike most others who use the available parking.

But we only thought about the size once we had bought, it was pure luck (and I have a sad taste in cars) that the one we had would go in without trouble.
May you find your sister soon Helli.
