Why are some houses on the market for so long?

  • Some houses in my village go up and are sold STC within a week or two. Others will stick on the market for months and months. Theres a 3 bed semi thats been on since last summer, but its priced 20-30 grand more than all the other 3 bed semis that have gone up for sale since, and theres really no reason I can see why it should be priced so much more.

    If a house is priced correctly it will sell.

    That's just another way of saying overpriced. Even in the scummiest of areas a property will still sell to an investor at the right price.

    I’ve been house hunting (from my phone) for many months. I’ve noticed a few reasonable houses are still on the market. Eg https://www.rightmove.co.uk/property-for-sale/property-80069516.html this house.

    Any red flags I should be looking out for?

    Start with price look at SSTC and sold through
    look at what people are buying over the one being looked at to see why

    The for sale/SSTC number for 4beds+ 3 miles.

    0-200 23/15
    basic prices looks in the right range at £170k
    needs comparison against the 10 SSTC upto £180k

    Not a lot of stock or SSTC for a city residential
    Lots more 3 beds selling in the 3m.

    Why are people picking 3 beds over the 4 bed.

    but what are the sell through
    last one to sell on the street same layout £158k

    The one before that was same price but marketed as 3 bed no floor plan.

    Is the area a rental/HMO one?

    you then have the other things mentioned.

    I would also look at the planning portal for any planning/building regs in the area and that house type.

    Looks like a street nearby also got fences and gates on their back alley.

    Another thing to note is there is a buffer zone to the main road and it looks like that may be owned by the properties potential garden plots but not all look cared for on the google maps and streetview.

    The are is good for me as it’s close to my recreational activities and Manchester city.

    I would prefer an older house as the rooms are bigger.

    I would like to rent it to other people, and live in it.

    I’m not interested in children.

    Garden I don’t care too much for.
  • They have 18 viewings booked in and it’s back on the market because the buyer pulled out
  • Lol so I called the agency again and it’s gone up to 32 viewings.

    My house has been up on Rightmove since early Jan, we had a good amount of interest, accepted an offer from FTB's who then went AWOL, few weeks later we accepted another offer from another FTB couple, a few weeks later they changed their minds and wanted to wait another 6 months to move (they hadn't had survey or anything done) - there is nothing 'wrong' with it but I know potential viewers may think the same as it has been listed for over 3 months, they don't know that it's been marked as STC twice in that time.

    A house we are hoping to buy has been on the market for over a year, it was majorly overpriced, has a major road running alongside it and the owners are difficult to say the least. They have gradually reduced the price, and have accepted an offer from us.

    Because the date on Rightmove is from when the property has first been listed (with that Estate Agent) - therefore in my case if people sort their RM search in order of 'Newest' first then mine will be near the bottom of the pile as it was listed way back in January and there have been many more since then. The only way to get around this is to re-list with another EA (which we aren't doing!) or take it off the market for a while and re-list.

    The house you are looking at could also have been SSTC before but buyers dropped out for whatever reason so may not necessarily mean an issue with the property. Best way is to go and see it for yourself in person and familiarise yourself with the area & immediate surroundings, and ask the EA why - doesn't mean they will tell you the truth but you can ask!

    Tiny windows, The lights are on in pic 2,3,4,6, and flash used, Even thought it looks sunny outside! And Narrow rooms downstairs.

    Possibly 20K over priced.
