The EPC figure is an absolute guess - think about it 435 units is 1 a day ! You will probably use that in boiling your kettle let alone your immersion heater. Remember your fridge, lighting, TV .Never pay on an estimated bill. Always read and understand your bill0

ok i understand that one, but i was still only here for 2 days in the 6 week bill and i couldnt have used 935 units in 2 days and as i had just moved in, i dont have a tv or a fridge just water and heating0

what you need to do is get an actual meter reading yourself, as already suggested, is there only one meter for the property and usage is apportioned or individual meters for each flat?
Arrange with LL to get reading, though most meter cupboards are 'easy to get into'.0 -
Hmmm - Whilst the Kw and Standing Charge prices are OK, it looks like the L/lord has just the main meter reads to go on, and no sub-meters have been fitted to measure the power to each flat
So the tenants bills are calculated on a GUESS formula for each flat0
