New build plot advice

    (ther have been a number of iterations so these may not be 100% current.

    I would be checking the planning portal to see if any proposals for h9 are available.

    I do not think the access for H9 development will be through H8
  • With plot 102 you have 6 houses all surrounding your garden. That is a lot of potential for being overlooked and noise. Imagine them all having noisy bbq’s, dogs, kids etc.

    I'd avoid 17 fornumber of reason.
    - very close to road, lots of cats going to future development past your living room
    Window
    - noise from people slowing down then speeding up as they hit speed bump
    - check lighting location, more likely to have street lights over shining on your windows as a corner.
    - plot size smaller in comparison
    - uncertainty of future houses behind you
    - living with possible future development traffic, dust and dirt

    The other plot may be overlooked, but as other have said it'll be secure. I fully expect the back of plot17 to be over looked at some point.

    Thank you everyone for the replies.

    They showed us the Bellway build plan which backs on to 17 and the Bellway house sits side on so the whole side of the house would block the garden.

    Think 102 sounds like a safer bet!

    The alignment of the paths leading to the house results in a small useless triangle of landscaping or grass. If it's not too late I would get the developer to change it so it's parallel to the parking spaces.

    Internally, I'm not keen on the layout. There's an over large kitchen diner at the expense of the lounge.

    It's not clear if the utility is usable for anything.

    Upstairs beds 3 and 4 are stretching being called doubles. Storage would seems an issue.

    I think the design of the kitchen living area is just awful and for 4 bedrooms how much storage space will there be in that kitchen?





    It looks to me like 1 weird shaped double bedroom with an ensuite and 3 singles. If you put a double bed in any of the other bedrooms there won't be any space to store clothes or anything.

    One of those tiny little 4 bed detached houses that could really do with being a semi-detached because it is the same size as many semis but is built and sold as a detached because they can charge more for it.

    17 it would be north west so will get afternoon evening sun.

    You need to know what's getting built at the bottom of the garden the road to the left will give access to that.

    102 is east facing for morning sun.

    It says plot 4 is sold. There appears to be no indication of this on the development plan so are you sure that either of the two you are interested in are still available?

    It's modern living in a kitchen family alfresco space with a snug.

    Summers can be nice.
    Glasgow gets very damp starting Oct not sure further down the Clyde.

    The other 4 beds have a different layout but still a focus on the similar style.

    With all the development developers doing property in this area there is loads of choice at the £300k price bracket.
