Boiler fitted since offer accepted

If she's removed stuff that was part of the sale - then you should be amending your offer accordingly via your solicitor.
Those are listed on the legal offer documents for a reason. Sounds like your vendor is a chancer0 -
Why did you have to wait for the boiler to be replaced to complete?
The vendor had a change of plan and so could no longer complete before Christmas as originally planned. We agreed to wait for them unitil their new house was built later this month.
That’s the reason I was so cross that they only recently filled in the fixtures and fittings doc and decided to charge for the built in units in three rooms. This fitted furniture had been listed in the EA document as rooms “with a range of built in “.
Anyway despite a few weeks of trying through the EA and solicitor the vendor wouldn't agree to leave the units and has now had them removed due to me refusing to pay extra.
