Boiler fitted since offer accepted

Can anyone advise about boiler safety and my rights as the buyer.
Last October when I viewed the vendor told me that they were having a new boiler fitted the following month.
I made a few offers for the house and eventually after upping my offer she accepted in mid October.
It seems the boiler had to be replaced then for the winter because she decided that she couldn’t complete until late April/ early May.
I have waited patiently for the past 4 months as we really like the property .
I have had some certificates but I have been trying to chase the corgi certificate for the boiler from her. Finally today she has told the solicitors that she hasn’t got it (she hasn’t said why) and the solicitors have advised me to pay for a full service.
I’ve looked online on Gassaferegister.co.uk and typed in the house details it states that there isn’t a Corgi gas safe certificate registered to that address at all.
Does anyone know if the Gassaferegister.co.uk is a fool proof way to find out if the boiler was fitted legitimately ?
I’m cross to be paying for a full boiler service when it should be under guarantee as it’s a 4 month old boiler.
She has already removed all the fitted bedroom furniture that was originally part of the sale, because she decided to charge me extra £2800 extra for it and I was at the top of my budget.
I’m wondering if she has had a tin pot boiler fitted by a friend if so can I demand that he has the service done?

    Your local authority must be told when you have a new or replacement boiler fitted. Your installer should do this for you, and you should receive the following certificate:

    If your boiler is installed by a Gas Safe Register/CORGI-registered or OFTEC-registered installer, you will get a 'building regulations compliance' certificate from Gas Safe Register/CORGI or OFTEC after the work has been completed. Gas Safe Register/CORGI or OFTEC will also tell the local authority that you have had a new or replacement boiler fitted.

    You should keep this certificate as you may need it when you sell your home.

    can I demand that he has the service done?
    You can demand whatever you like but he (she?) is not bound to comply?

    As a matter of interest, a new WB boiler was fitted in my house around eighteen months ago - the Buildings Regulation certificate came through the post a few weeks later.

    Corgi stopped overseeing gas 10 years ago! Try The GasSafe Register.

    Yes - any new installation should be done by a GasSafe registered engineer, and either
    * reported to GasSafe or
    * inspected by the LA and a Building Regs certificate issued

    Since the boiler is virtually new, I would demand confirmtion it was fitted by a Competant Person, in accordnce with Building Regs.

    But sounds like this seller is cutting corners. Prob not just with the boiler.......

    It’s more stressful this buying a house lark than I ever expected it to be.
    I do feel if it’s not registered he should be paying to get it serviced and confirmed as safe rather than it be my responsibility.

    CJScat I'm in a similar situation with regards to a boiler and it's very frustrating.



    our vendor had a new boiler fitted last year but no documents or gas safe certificate or anything. Seems like it was installed by a mate of his. We asked to have an inspection carried out at our cost if needed. Estate agent told us the vendor would get "everything sorted and sent to the solicitor". That was 6 weeks ago. We've since had our searches/survey completed and are waiting for the vendors solicitor to respond to enquiries and have heard nothing since and getting a tad frustrated now.

    Ask for a gas safety certificate.

    If the installation wasn't registered, it won't be done retrospectively. a GSC will show you that it is safe. That is really what you need to know. Not much point having it serviced at 4 months old.

  • Find out the make of the boiler and ring the boiler manufacturer to see if it’s been registered for the warranty if so I wouldn’t worry also find out how long warranty is. If not then that would ring alarm bells if that worries you or not

    If the boiler installation was a bodge job by a mate, having it serviced isn't going to fix that...

    It could be that the boiler was installed properly but the plumber never got around to registering it. This happened to me, it can be registered retrospectively.
