    An agent making such promises would put me off them, unless they had a crystal ball they cannot possibly know if a property will sell in a week, and if they had a crystal ball I'd be asking for the lotto numbers :rotfl:

    Probably can't be done. You'd need planning permission next to a road for anything built over 1m and Highways would veto it close to that bend. However, shrubs, hedges etc would do the job eventually, which is why I said 'over time' privacy could be improved. I would gradually merge back garden and the front as far as the pergola thing and leave the front clear. No need for siege measures!

    OP be prepared to wait for a while if you do not reduce the price, as above needs some modernisation and a lot of exterior negatives

    Do you think done up it could be as good as those two that have not sold yet?

    The target market don't tend to go for projects.
    A developer will want a decent profit

    Seems plenty are happy with the 2 bed places.
    I have not looked at the 8 2 bed SSTC to see what condition they are in.

    Might be worth a look at the sold through prices to see what any project places have been getting pre/post work done.

    You can't do anything about the location so no idea why people always mention that. I live locally and I think its fine round there. Being close to the busy road may be an issue of course.
    I'm surprised at Sarah Mains actually but, to be honest, most estate agents are the same in a lot of ways. I used Gordon Brown but found them awful (and they're one of the bigger ones). Yourmove were a lot more interested in actually getting a sale and they listened to me and also offered really good advice when I was negotiating.

    I have had quotes a few months back when I considered doing it up, but the total for all of the above (without roof and asbestos because that's not an issue either), was under £40,000.     I always consider that a prospective purchaser might not like what I pick anyway, so that was the main motivation for not doing it up, and letting the purchaser choose. I'm totally aware doing the work would speed up the sale, but I have decided that's not the route I wanted to take.

    I counted 30-35k I would say you may even have it 20k too cheap, i bet if you had put it on at 240 and let someone get a deal you could have got 220. putting it on at 180 means people looking at that price range may be at the top of their budget already, so they need the ready to move in house.

    I would say getting the window and a rewire may be the priority, can you get a small mortgage on it?


    You should get working on the garden with shrubs to block the road a bit.

    Perhaps it could. However seems as if potential buyers disagree with your valuation expectations. EA cannot find you a buyer that doesn't exist.

    Because the location is often the or one reason a property is not selling. So the price has to be attractive enough to persuade potential buyers that the property may be worth a second look.

    Point taken but the seller has said all feedback has been about the condition of the house, not the location. The house should have been valued with the location in mind in the first place. Although, EAs often over-value.

    I assume the poster got several valuations before choosing an agent - were they all very similar?
