Firstly you've not chosen the best estate agent. I'm from the area and sold last year. I had that agent out but they weren't very good, dis-interested and they don't have many houses on the market compared to the more popular agents.
It will definitely be the amount of work that needs doing that is putting people off but, it just takes the right person to come along.
If its any consolation, I had the nightmare job of selling an ex-new build property and it took nearly a year and a half to sell but I did it eventually and only a little bit under the asking price.
5 months isn't actually that long at the moment as Brexit is probably having an effect.
I would definitely consider changing agents. I used yourmove in Low Fell and found them brilliant.0 -
I’d remove the offers over wording as I think this puts people off and add a floorplan. You say it had amazing views - why not add a picture of these.
Exactly what I was going to say. You're not in Scotland (where this practice seems to be the norm, for whatever obscure reason), and people would generally prefer to make you an offer "in the region of" rather than the commanding "over".

If i were being picky I would also rearrange the photos on the listing to mirror how someone might view the property in real life. At the moment they seem a bit jumbled, for example two pics of the kitchen not sequential.
Something like 'front of house, lounge, dining room, kitchen, bathroom, bedrooms then the gardens' as an example. Keep all photos of the same room together otherwise it becomes confusing.

I don't like the area that it is in.
There is a strange flat roof extension on the side that doesn't seem to add anything except look bad.0 -

I wouldn't be bothered by the amount of work, but I would be bothered by the fact there looks to be absolutely no privacy in the garden.
edit - I see now that there is a small private garden, but all that openness would still put me off
Also 'offers over' never goes down well with buyers. Just state the price you'd want.0 -
The location and lack of privacy would put me off.
Bungalows usually have decent plots, but with this one much of the space is publicly viewable from what looks like a busy road, never mind one of the two nearby tower blocks. Seeing those makes me wonder where the youths in them hang out at night! The corporation ralings at the front aren't helping either; the bungalow seems to be on the boundary of council-owned property, which will affect price.
The ad claims;'perfect for outdoor lifestyle living!' but there's nowhere large enough to kick a football safely and people with pets and kids will worry about that busy road. Over time, it would be possible to make the garden privacy much better and more family-friendly, but it's another job to take on.
I don't see the 'ample parking for additional cars' unless it's on the street outside. Everyone knows garages are usually full of stuff, particularly when there's a refurb going on. The integral garage might become a good living space, though. Mine did.
On the plus side, the rooms seem a good size, but there's no plan to show where and how the refurbed kitchen might link to one of the other spaces if people are looking for more open plan living. That would be more use than a video.
In short, it's a well kept, perfectly livable bungalow, with much to do to bring it up to modern standards. I took on a similar job, but only because mine had features beyond the building itself which made the whole project worthwhile and a price that allowed me to spend enough.
For you, I feel the location isn't going to pull in the happy, DIY punters, unless you price it keenly. However, sales at present are well down, so don't under-price unless finances are really tight.0 -

I just recently moved Estate Agent. I was with Sarah Mains, who I got the impression were the best, but I was very disappointed with them. Promised me it would sell within a week, and we'd need to have 'group viewings' because there would be so many people viewing......Their listing was poorly worded and the pictures were a lot worse than the current ones. Will look at Yourmove if nothing happens. Thanks0 -
Thanks for the replies. I've requested a floor plan to be added, as many have mentioned.
I also agree about the privacy. There is a completely private garden at the back, but it would benefit from 6ft fence all the way round the other gardens.0
