    No we used our own solicitor. We have a list of large things included just not the little things you would never really consider.

    Ooo yes a door number. I will get one of them. And I will ask about bins. Thankyou.
  • you may want to think about coat hooks or a coat stand.

    Also things like cabinets/mirrors for bathrooms.

    Do you know if you have to sort your own connection for telephone?

    Door mats?

    Curtain poles/curtains/blinds.

    You will likely not need anything for day 1 in reality and you can buy things over time

    What you will get is a lot of snags. They tend to come free in new houses.
  • Hope this helps, I bought a new buld last year.


    Hallway: Light bulb and smoke alarm included. We paid extra for flooring.
    Downstairs bathroom: Toilet and sink installed with splashback. Lightbulb and extractor fan included. We paid extra for flooring and extra tiles to decorate.


    Living room: All electronics, plug sockets, light switches, TV/Sat sockets, light bulbs were included. We paid extra to have carpet installed, and paid extra to rewire the TV/Sat sockets and change the outlets slightly. A "box" under the stairs was provided to provide internet, TV, Sky TV. Can't say much about this as the Sky engineer came out and installed a different one, butt he router and filters/wiring were included.



    Kitchen: We chose our kitchen from the sales office, we paid slighltly extra to have a different style, but could have opted for a complete kitchen with oven and hob included in the house. We paid extra to upgrade the extractor hood (I think a basic one was included). We paid extra for flooring. We were offered additional plumbing for a dishwasher, or to have an extra storage cupcboard under the sink. We were offered a fridge/freezer and washing machine at their price, but chose to pay for and provide our own.


    Stairs/landing: Not much to say - outlets and lightbulbs were included.


    Bedroom 1: Lightbulb included, we paid extra for flooring, we were offered fitted wardrobes but declined.
    En-suite: Full shower, sink, toilet, extractor fan & LED lights included. No toilet roll holders or towel rails but these aren't difficult to come by. We paid extra for flooring.


    Bedroom 2/3: Included was a lightbulb, sockets for TV/Internet and outlets. We paid extra for flooring.


    Main bathroom: Included was toilet, sink and bath. Tiling around the bath was included, as was LED lighting. We were offered a shower and addtional tiles but found the prices a bit much, we will install a shower and additional tiling at our own cost when we need an extra shower in the house. We paid extra for flooring.


    Boiler, heaters, 2 thermostats all included. Front door, all internal doors, patio doors all included. House was finished in cheap white paint over the plastering, we were told it was thin pain to allow the house to breathe and settle, and we should wait 18-24 months to paint or redecorate. Not a big deal, it was reasonably well finsihed and white is largely inoffensive.


    Garden: We got a patio, garden path to our gate and a shed. This was done on the cheap using as minimal tiles as possible, and we just got top soil. I laid my own soil and put a few extra slabs down to move the shed. Still not sure how we want it to look, but this required the most attention to look like a normal part of the house when we first moved in.

    Thanks I will look at them things and put them on my list. Curtain poles! I can’t wait to be able to have eyelet curtains again instead of pleated ones that go on a track!

    Snags- we have booked someone to do a snagging list for us. Fully prepared for there to be quite a lot.

    Thankyou perfectspiral. Just what I was looking for. I will add a few more things to my list and get budgeting. Having been in a rented house for 9 years it’s little things we just never thought about
