New build...what’s included?

Hi, was wondering if anyone can help. We should be moving into our new house in May. We are FTB so clueless. What included in a new build house? Why little things will I need that we haven’t thought about? I’m not talking about carpets and turf etc but small things like light bulbs etc. The only think I know we will need is curtain poles. Anything else we need to budget for? Tia.

None of us could possibly tell you, we haven't read the contract that outlines what you're buying and any of our experiences would just be anecdotal.
What did your developer say they provided when you asked them?0 -
Definitely light bulbs, possibly toilet roll holders, shower curtain or screen, possibly white goods. Will depend on what the spec of the house isIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Thanks for your replies. We just got a standard list thing. There was no mention of small things like light bulbs being included or not included. Plus the sales lady is very dippy, I don’t think she has a clue about any of it so don’t trust anything she says.0

All depends who the developer is that you bought through and what you negotiated (which sounds like very little?)
I recently bought a new build and looked at a number of different ones with different developers before doing so. I was quite surprised by how little is included with some of them. Gardens with no turf and no fences, kitchens with the absolute minimum, no flooring, no walls painted etc... and trying to sell at a premium and charge you ridiculous amounts to have what are essentially the basics included. Of course - you haggle and see what their offer actually is for what you're willing to pay.
Then you go through that with the others, at least to have a bargaining chip.
We eventually found a smaller developer that included all of the above as standard and completed on time.
I'd imagine light bulbs would be in any of them, even Persimmon lol... Have you looked into broadband?, is your address on the Royal Mails database? Do you have the address/postcode? Do you know your C-Tax banding?0 -

We are buying with a small local developer and there is no upgrade list. Turf, fencing flooring is all included. They don’t do kitchen upgraded or appliances. Alarm and outdoor lighting was all included too. House will be painted etc.
It was more small stuff I wanted to know about like lightbulbs, door bell/knocker, loo roll holders etc. Little things that we wouldn’t have thought about really but will need to pay out for. I don’t mind paying for these things but just wanted to budget for them. We are on a very tight budget.0 -
Solicitor hasn’t received a list and had told us to confirm small things with the builder0

Lightbulbs - included surely (H&S inspection from NHSBC etc)
doorbell/knocker - not essential - if you have a letterbox that can be used for knocking (old school)
loo roll holders - Windowsill or top of cistern (sorted)
Don't sweat the small stuff - you'll be too busy with moving in to care for a bit anyway0 -

Did you use the builders recommended solicitor?
When I was selling I always received even the smallest question/request via solicitors - that's part of the job they charge you so much for.0 -
Light bulbs will be included, but not lampshades or any fancy light fittings.
You will need to get your own bathroom fittings such as towel rails, toilet roll holder, tooth brush holder etc.
Doorbell may be provided.
You may need to order wheelie bins from the council, some builders do not supply them. Some councils will charge for bins.
