Hi, for risk of repeating enquiries I have just submitted my application. Slightly different situation as recently retired. I have been asked for 1 month bank statement, statement of lump sum which I will use some of to have 42% deposit, statement of pensions and usual ID requirements etc. I have also sent in copy of CCJ dating to 2014 and credit card balances all to be paid off with lump sum. MA asked for all this before I got DIP. Any advice on other documents, statements I might need to pre empt. I have picked up from the threads Pepper keep asking for more “stuff” like proof of 12 months rent payments etc. Like everyone else I am feeling “ brave” for seeking out a mortgage with rubbish ancient credit history and actually very nervous too.
Also not sure the solicitor personally recommended is on Pepper panel. Do they just advise me of who they would want me to use?
Thank you0 -
Ask the Solicitor - it saves you the concern.
Or check this list

If your Solicitors are not on the Lender's panel you will need to also cover the cost of a second Solicitor, who is - not smart.I am a Mortgage Broker

My chosen solicitor is not on list but I have held off any instruction. Not sure I understand your comment “ you will need to cover cost of second solicitor who is - not smart”
Surely I just use their solicitor and are you suggesting they are not smart???0 -
If you go with a solicitor not on panel, you will also have to pay for Peppers solicitor. Their usual solicitor (their name escapes me but they are based in Wigan way) is useless, I have moaned about them a few times to Pepper.
So not only would you be paying for 2 solciitors, you would be paying for a bad one.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Hi, Thanks for all the great info & advice on this thread. My husband and I have an AIP with pepper money and are going to view a property tonight that we are very keen on.
Our broker has asked for the following documents if we are to proceed
Passports
Driving Licences
Last 3 months bank statements(both applicants)
Latest 3 months payslips for husband
Latest 3 months business bank statements for me
Last 2 years SA302 with tax overviews for me
Memorandum of sale
My first question is there any other documents people have typically been asked for that my not be on this list so I can prepare and send them everything?
My next & most important question is I have been googling a lot today about the mortgage and house buying process and on one of the websites I stumbled across it got talking about how much they scrutinise your bank statements and now I am concerned as it mentioned online gambling showing on a bank statement will prevent a mortgage being approved!!
Occasionally me or OH do top up on gambling sites, him to place sports bets and I sometimes play online bingo / slots or buy national lottery tickets if it’s a big drawer on the euromillions. This is something I’ll have a flutter on occasionally but when I do I will top up my account with up to £300-£500 at once and then play it now and again over a couple of months. It is completely controlled and in no way an issue for us, it’s something I’ve enjoyed doing for years and I’m kicking myself as if I had know this could affect a mortgage application I’d never have played! We have never gone into overdraft or debt because of it, was all disposable income.
I have gone through our last 12 months bank statements with a fine toothcomb and there are transactions to online betting in March for £250, May for £60 & September for £500. And around £10-£50 a month for national lottery.
Has anyone else had transactions like this and did it caused an issue with Pepper?0 -

I have a case with pepper at the moment and they also asked for:
12 months proof of rental payments
AST for the properties that these payments relate to
last 2 p60's0 -
They usually want a statement from the landlord/lettiing agent for proof of rent (not 12 months statements) as JMA says, there are reasons for that but it will take too long to explain. That assumes you are renting of course, if you are living with family etc then not a problem.
They will also want an explanation for any adverse, again this assumes the reason for applying to them is down to bad credit, it does not need to be war and peace, just an explanation, a paragraph should do the job.
In terms of the gambling, it may get questioned but I cant see them declining your application for it. Ultimately it is your money you are spending and it does not appear like you are an addict from the way you describe it, so I would say in the long run you should be ok.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Thank you for your replies - in regards to rent statements would 12 months bank statements showing the rent going out and the tenancy agreements suffice? I wouldn't want to let on on to my landlord that we may be moving until I was sure?0
