exclusive storage not the same as title registry

Hi, I'm wondering if I can get some advise please.

We recently bought a purposed built flat. Each flat in the building has an exclusive use of a designated storage cupboard in the same floor in communal hallway. The cupboards are numbered with flat number on it. We just realised the cupboard with our flat number on is not the one stated in our leasehold title register.

According to the title register, we have “Exclusive use only of Upper Luggage Store on the fifth floor” and the next door have the ”Exclusive use only of Lower Luggage Store on the fifth floor.” The number on those cupboard says otherwise.

I would like to use the cupboard stated in my title register, next door neighbour are tenants and I am not sure how should I go about it, contacting the managing agent or owner straight away? Can next door owner refuse to swap it back under any circumstances? (previous owner passed away 2 yeas ago).

    Surely the easiest solution is to invite the tenants to tea, bake a cake, explain the problem and swop cupboards?

    It's no big deal and inconveniences no one.

    Alternative is to write to the freeholder/management company, explain, enclose copies of Title docs/Plans for both flats, attach photos, and ask them to re-number the cupboards appropriately.

    Final option I guess is to get the Land Registry Title docs changed, but it also depends what the Leases/leasePlans say - they may need changing too.

    Easiest to sort out with the neighbours or via the managing agents. Swapping them round on the titles is too fiddly to contemplate.
    Why are people on this forum so obsessed with baking cakes??

    It’s practice for the upcoming pilot of a tv reality show that combines the warm cuddliness of Great British Bake Off with the feuding of Neighbours from Hell. GM will be the breakout star alongside Mary Berry and Piers Morgan.

    I understand the intention is to have a 'no gadgets' policy - so all mixing must be done by hand.

    So, we have waited until last month to get on with this issue. They can't exchange the key with us because they are renting. I've asked managing agent to pass my details to their landlord and I've not heard back from the LL at all.

    Assuming the LL is not reachable or just can't be bother to deal with this. Can I request my freeholders to put it right? Do they have a duty to put it right? (Freeholders is a trustee, and managing agent makes all the decisions on their behalf.)
